Sivana Gardens Pool Villas

If you value your money, stay away from this place. Electricity bills are extortionate, 15k thb a month for a three bedroom house. Upon checkout they will charge you extra for just washing the bed linens.Count every fork, spoon, plate and cup when you arrive, since if something is missing - there’s a charge. Although this is somewhat understandable, they take it to the next level.Absolutely atrocious management, they promised to send us our deposit back in two days, it has been over a month today and we keep getting fed promises that are not being delivered I’ve heard “we will chase accounts and will call you back today” at least five times now this month - it never happened, now they stopped responding and reading messages on LINE and picking up the phone.UPDATE:After writing the review the manager got in touch with me, they didn’t keep any receipts of us paying the deposits and the front office person told us that we didn’t pay a deposit although we insisted on numerous occasions that we did, they have CCTV footage but for some reason they didn’t proceed to check it (the funds on arrival were paid in cash).Eventually, they returned the funds, (after of month of arguing, back and forth, and us threatening to start a case with the police) 12900 out of 60000 for two three bedroom houses, just for people to bear in mind that there will be substantial amounts deducted from your deposits.Adding back a star as we managed to get the funds back, the manager was helpful, and the houses are actually nice.

We spend two months in one of the two-bedroom villas. It's relatively new, and was nice and clean when we moved in, except a horrible smell in one of the bathrooms, but this was quickly taken care of. In fact, the staff was very helpful whenever there was any issues. Electricity and water was included in our rent (in some villas it's not I heard). The private pool is quite small, but there is a 25 m communal pool just a few steps away, by the resturant (which is quite good actually). The private pool is cleaned once a week. Additional cleaning of the villa must be payed for. The area is well taken care of and looks very nice. There is construction of new villas just next to these ones, which we found a bit noisy at times.Just a tip: Take pictures of everything when you move in, as they will count even the teaspoons upon checkout, and charge you a hefty price for anything they say is missing.To conclude - We had a comfortable stay, and can safely recommend staying here!

Nice stay

When we first booked we were told to check in at 1 but they made us wait until 2 o’clock that’s disgusting we took a long time to get here they should have already cleaned the rooms before we came (we booked one week ago). Regarding the deposit they asked us to pay 3000 baht, that’s normal but they return the money late if you don’t pay by cash. We should have got it after we checked out because that’s absolutely ridiculous we already checked out so we should have gotten our money back the women at the counter said that we would have got it by 7 (we checked out at 12) and when it was 7 we waited for a while then gave them a call at first, they didn’t pickup so we called again after half an hour then finally got our money back, I don’t even know if we would have gotten the money back if we hadn’t called.The food was half decent you can order them from your lot but about the breakfast they don’t even ask you what to eat they just bring it that’s disgusting, because some people cannot eat meat or dairy products we had to call many times.About the rooms they are good but the water in the showers don’t run very well.

Very bad experience. Poor management. Resort shuttle bus sent us to incorrect locations. Charged us incorrectly. One of locations we can’t even get any transportation back to the resort. Not recommended to any tourist.

Customer needs to clean the villas before leaving its funning, customer visits to enjoy and relax, please remeber this, during the checking out it spent 15mins for checking out so slow
