First of all, this hotel offers excellent value for the price. The location is great—it's close to major highways, and the BTS station is just a few minutes' walk away. The breakfast is always fresh, hot, and made personally for you. The hotel is managed by friendly and helpful ladies. Now, addressing some issues mentioned by others:1. The managers do not speak English: They do, at least enough to help you with accommodation issues. If you're looking for long conversations in English, go to England!2. No soundproofing in the rooms: If you want soundproofed hotel rooms, be prepared to pay 5-10 times more. For economy options, don't expect 5-star accommodations.3. The beds are firm: Refer to issue number 2.

I think 3 stars is fair. The women who worked there were very nice, didn’t speak much English though so hard to communicate. The beds are ridiculously hard they really need to sort that if they want people to stay there. Was like sleeping on a pavement

●The entrance to the hotel is an alley, dark and scary.●The room is so small that there is no place to put the suitcase.●There is no elevator.●Air conditioning is only in the rooms, not in the reception or restaurant.●There are so many mosquitoes that I can't sleep.●The towel is not soft and feels like stiff vinyl.I've traveled a lot so far, and I've never had a problem with accommodations where I made a reservation and paid immediately. However, hotels that make reservations with a credit card and require payment upon check-in have many problems. There are also cases of fraud using strange calculations, such as Haus sathorn21.

It's a small and cozy B&B. In the morning, the little sister will make fresh breakfast for the guests~

Great small hotel. For the price you can’t get a better one.The staff doesn’t speak english so it’s a little bit difficult to communicate sometimes and you also don’t have someone at the reception all the time. But overall great room, great bathroom but the mattresses are really hard and you are a little in the middle of a busy street, but only by car 🚗

Extremely small rooms with absolutely no sound proofing so you will hear literally every small sound from other rooms like cutlery against plates or even people walking or coughing. The bed was extremely uncomfortable. Even the patio makes no sense as you have to cross the bathroom to get to it. Worst stay in Thailand.

Great hotel. Super nice rooms and great service. The included breakfast was really good. Not sure about the location in the city but it worked well for us. There’s some great food nearby and transport options. It’s also off the main road so super quiet and local feel.

I liked-the friendly and helpful staff- the cleanliness of the common area and the room-the included breakfast (simple and sufficient)- a nice balcony- well working AC- well located 5 min walk to BTS and 7 min to pierWhat I didn't like- big gap between balcony door and frame, hence mosquitos snd heat get in.- very thin walls/no isolation. Can hear every word from room next door.
