1. Bathroom is tiny. Hand movement was very restricted while washing up at basin  and showering at the shower box. However, water pressure was strong.2. Room is reasonable size for two person. Can fit in our 2 medium size luggage.  Comfortable bed and pillow.3. Housekeeping was done every 3 days only . We had to remove the garbage by ourselves and put it outside the room.4. Hotel is situated at a small lane. At night the allley is quite dark. But bus stop and subway station are near to the hotel, walking distance around 5 minutes.  Quite central to tourist attractions places.5. No front desk staff. They were at the back office. Self check in/check out at the machine. You may ring the bell at the counter and the staff will come out to assist you.6. Short walk to Kamo river where there were lots of cherry blossom trees along the river bank. Very beautiful and many local wedding couples went there for wedding photo shooting.7. Not really value for money. Considered expensive for the kind of service and facility offered.  No cafe/restaurant. No daily housekeeping. On top of the high room charges, there was an additional accommodation tax of 2000yen for 2 person for 5 nights charged on us.(Stayed in April 2024)

My partner and I booked a twin room which was a good size as we wanted a larger room for a good price. Bathroom was small but quite modern. Beds were terribly uncomfortable, could feel the springs digging in and the pillows were hard. No food option at hotel but had free soft drinks in lobby which was nice. Check in was quite complicated and had to pay a fee (1600yen). Staff weren't the friendliest and seemed to always be in the back room. Young adults seemed to be the ones to stay at this hotel and often hung around lobby area (almost felt like a school camp). Quite a far walk to Kyoto station so if you need to catch trains from there often I wouldn't recommend this hotel, otherwise, go to Shichijo station to catch local trains. Would recommend if you're looking for an affordable option in a quieter location amongst regular Japanese houses.

Wifi was extremely bad, literally couldnt do anything when you were in the hotel. Been here for five days and nothing was done to fix. Regretted not reading through the reviews as it seemed that wifi had been a persistent issue, wouldn’t have booked this hotel otherwise.Pillow was extremely hard and uncomfortable.Other than these, room is clean and location is good. Free drinks at the lobby which was nice as well.

While the hotel is very new and clean and has many positives, I cannot easily recommend this hotel until they fix their wifi issues. It is honestly unusabe, where I have full bars, but it won't connect to the internet, or if it does, the speeds are comparable to dial-up internet, and it seems to be a problem many people have had here in the past based on other reviews. There is also a fee of 200 yen per-person per-night, which we only found out when checking in, and speaking of check in, there is nobody at the front desk, so you have to use the phone there which will put you through to somebody. In the lobby, there is a nice eating area with many tables and chairs to eat at, with a microwave, as well as free beverages including tea, coffee and carbonated drinks like coke, melon soda, ginger ale, and sometimes orange juice when it hasn't run out.The area would be nice if you have a group of 3 or more people, as the rooms aren't too big once you have luggage inside. The rooms are nice, but aren't very spacious. There are no room keys, but instead the doors have digital locks that you have to input a passcode to unlock. The bathroom is modern, but extremely cramped, and the shower has random temperature spikes, that will either change about 10° hotter or colder at any moment, where I have been burned a few times across my 5 nights here. The tv is fairly old, and many of the channels are randomly unavailable. There are 2 washing machines and 2 driers on the first floor, with the washers being 300 yen for a half an hour wash, and the driers 100 yen per half an hour.

Considering the price of hotels in Kyoto, this hotel was incredible for its price. The rooms are very spacious, with 2 large sized single beds, a lovely bathroom and shower. They provide free unlimited soft drinks in the lobby, with unlimited amenities/fresh towels at reception. The surrounding area was stunning, very quiet, and located right next to the river, which offers a peaceful walk, with some beautiful views. Amazing local restaurants around the corner, and the staff were always very kind and smiling!

Worst hotel in all of our 8 weeks of travel. Couldn’t accommodate simple bicycle parking outside. Staff was cold and uncaring. Ask for a refund and they at first refused, but they finally said ok. Refund was never issued and I had to do a chargeback on my credit card. Then they disputed my dispute. Total A$$holes. Head a few blocks north to Hotel Abest Grande Kyoto. You won’t regret it!

I recently had the pleasure of staying at Hotel Glad One Kyoto Shichijo by M's and overall, it was a wonderful experience. The hotel is well-maintained, modern, and offers a comfortable environment for guests. The rooms are clean, spacious, and equipped with all the necessary amenities to ensure a pleasant stay. The location of the hotel is fantastic, providing easy access to Kyoto's key attractions and public transportation. This convenience is a significant plus for travelers looking to explore the city. However, one aspect that needs improvement is the Wi-Fi service. During my stay, the Wi-Fi was quite terrible, with frequent disconnections and slow speeds. This was a bit frustrating, especially for those needing a reliable internet connection for work or planning their travels.Despite this issue, everything else about the hotel was really good. The ambiance, cleanliness, and excellent service make it a great place to stay. If the Wi-Fi issue is resolved, it would make Hotel Glad One Kyoto Shichijo by M's an even more outstanding choice for visitors. In summary, Hotel Glad One Kyoto Shichijo by M's offers a great experience with its excellent location, comfortable rooms, and superb staff. Fixing the Wi-Fi would make it nearly perfect. I would still recommend it to anyone looking for a pleasant and convenient stay in Kyoto.

The hotel itself is in a very nice area but there is not much around to be honest. The room was a good size but the ac smelled strange once you've turned it on.

The room is on the smaller side but very clean and all one really needs. The bathroom was good and had a nice hot shower. I would recommend just having a few more hooks to hang up clothes, towels, etc…This is a self service hotel. The women at check in were both very nice but it is a tad confusing if you arrive when no staff is here.We used the laundry and that was good here, too.
