We were greeted very friendly and were given a quick briefing on the individual circumstances.Unfortunately the room smelled very unpleasant, even with room spray the smell kept coming through. According to the hotel, a change was out of the question because everything was okay.It could be good in terms of price/performance ratio, but points are deducted.

We stayed 3 nights with my partner, we chose the accommodation because it is relatively close to the train and for the price. It must be said that it is somewhat far from the points of interest and there is not much nearby. The good thing is that you can make a washing machine at no cost. What we didn't like is that upon arrival the staff shows the guests a fat book of everything they can and cannot do, it seems a bit like in the nursery and there are prohibition signs everywhere. The bed is very uncomfortable and there is no possibility to store the suitcases.

There is no luggage storage service.Having to go to Kyoto Station once in the morning to store your luggage is quite a hassle.Even if you request a room with a good view, the window won't open in the first place. If so, I would like a reply first without any requests.

Super comfortable hostel, with TV and they give you all the possibilities to do your laundry, which is very important. Our stay was very good

Not recommended at all, these guys aren't japanese and have no heart nor understanding for difficult reasons. We had to cancel our whole trip and come back home (Chile, 30 hours flight) the same day we were checking in, because a family member DIED. Tried to talk to them, directly and through Booking, and the answer from them: "Sorry, we can't do anything". We got charged 400USD for 5 nights we didn't used at all and for sure these bad bad people arranged other guys in that room. So SHAME ON YOU!!UPDATE (after manager reply):It's amazing the lying capacity of this people, I'm attaching screenshots from our conversation in whatsapp, a screenshot of his answer in this same page (before he edits it) and a screenshot of Booking reserve options. We always choose the cancellation option when it's available, and as you can see it doesn't exist for this property. So our recommendation is not to stay with bad people with no heart and that have no problem at all to lie to everyone. And "manager", EVERYONE but you understood this, some of them gave us full refund, some half refund and some allowed us to leave the dates open for a full year (including airlines). By the way as I've paid the full price I have all the due rights to leave the review I'd like to. I really hope your "hotel" goes out of business, people like you shouldn't be allowed to run anything and should be alienated from society.

The room is big and clean. We enjoy the unities including washing machine and dryer! The room service is not an everyday routine and we need to do some work by ourselves—which is good for this price.

Where to start? First of all, we arrived around noon by taxi and saw a sign with closed. That was an unpleasant surprise. A other guest explained us that we couldn’t check in until 4 pm and we couldn’t leave our bags as well. Luckily the taxi driver was still there, because it is a very quiet place without any taxis or metro/bus nearby. We went back to the station and dropped our luggage there, which was a bit hard to find a free spot. Around 2pm we got a message that we could check in. We tried to collect our luggage asap, but we were lost in the station. After 1 hour of looking for our luggage we found it. Back to the hotel by taxi, because it is not very nice to walk 20 minutes with luggage (and of course again big lines at the taxi stand). The check in wasn’t quick, because the receptionist had to explain a whole booklet of rules and regulations. Basically you aren’t allowed to do anything at the hotel, they will kick you out without a warning. A lot of warnings are written on papers which hang in the elevator, room and hall. WiFi wasn’t working at all. Toilet was dirty, some leftovers from other guests. There was no service at all, we had to pick own towels, which they provide in plastic (creating additional unnecessary waste). We would love have given this feedback f2f at the reception, but after check in, we didn’t saw any receptionist. We didn’t like the neighborhood either, no restaurants nearby and no metro nearby. Station Kyoto 20 minutes walking distance. Poorest hotel we have stayed in Japan (we stayed at 10 hotels during our trip). The size of the room is nice. There was a fridge and microwave. Bed was ok for us too.
