just don’t come here. the room was cute and all but for the price, you can get a better stay elsewhere. The staircase was dim and very steep — this should be mentioned on their website in case of people with injuries or any health problems. Then you have to lug all of your stuff up. So dangerous. The service was nice I guess but they were getting confused about the luggage service to another city where we wasted near half an hour of time rearranging our luggage’s only for it to be okays maybe language barrier but I think if you don’t know Japanese, not worth it.The actual hotel is quite a bit away from the check in so it is inconvenient coming back and forth.

My old boss used to say, "Love is in the details," and this place truly loved us. We traveled from Tokyo to Kyoto with our two kids (ages 12 and 9), the youngest of whom is o b s e s s e d with Sanrio. This room was a surprise for her. …

As others have said, this was a perfect place for us to stay while visiting Kyoto. We are a family of 4 (kids aged 10 and 15), and the room was the perfect size for us! …

This Resi guesthouse was the most unexpectedly disappointing hotel I've stayed in during my travels over the past few years. I don't use the word "worst" because I couldn't even stay there, and the owner refused to give a refund. As a result, the hotel remained vacant for two days while I had to find another place to stay. First off, there was no elevator. The narrow staircase was long and steep, and with an ankle injury, it was impossible for me to haul my luggage up to the second floor without risking a fall. Secondly, the room had a musty smell and was very dim. I don't understand why it was rated as clean online. The space was so small it made me wonder how it could possibly be worth $250 a night. The service on the Expedia website has also deteriorated, failing to mention that this is a guesthouse without an elevator. Especially since its reception is located elsewhere, making it incredibly hard to find after getting off the high-speed train. After check-in, I had to call an Uber myself, and in that area, Ubers aren't allowed to stop nearby, so I had to walk a significant distance. Overall, we were scammed. It was a waste of both money and time. However, Kyoto in general is enjoyable and worth the visit. Just be cautious of guesthouses with no standard of service.

A very strategic place as it is near Nishiki Market and a lot of restaurants. Walking distance to shopping districts of Teramachi and Shinkyogoku and Shincho main road. The room is also very well equipped and clean, from laundry to dryer at the common area as well. Rooms are as per the pictures.
