A guesthouse in the middle of nowhere. Even the navigation system can hardly find its way here because, according to the map, the house is in an area that is not accessible to traffic. The current construction sites and closures don't make this any easier.The rooms are relatively spacious, although very spartan. A table with a chair, a huge wardrobe (who needs that?) as well as a bed and bedside table.The television was mounted right at the top under the ceiling. What was the craftsman thinking?The bathroom is well furnished, bright enough and has a shower cubicle. (in my room)Only my mattress was so soft and sagging that it was nice to get up in the morning. It wasn't good for my back.Who knows what heavyweights have already tormented this mattress.WLAN is one of those things: You have internet, but the data throughput is so low that you can hardly work with it.I had neither WiFi nor normal reception in the breakfast room. Funkloch sends his regards.The breakfast included in the price reasonably leaves nothing to be desired. Compared to the performance, this would be very expensive in other hotels in metropolitan areas. Anyone who complains here is wrong.The entire guesthouse is newly furnished and equipped with everything required by law.The price is really very cheap.In just a few minutes by car you can reach the Grafing train station PR car park. Parking fee 1 euro per day. From here you can reach Munich main station in 30 minutes by train. The S-Bahn, for example, goes directly here from Stachus.I can only recommend!!!But why only 4 stars?The whole property would be so great. There is space to lie down, rural idyll, horses, agriculture and so on.However, the guesthouse is so sterile that it doesn't create any feeling of home. It's enough to stay overnight, but no more.There are no drinks or a refrigerator available for use of the breakfast room or terrace in the evening. The information that this is allowed is only in the brochure.The rooms are just practical but not attractive.The boss is always friendly, but avoids any hint of “conversation”. Anyone who doesn't travel for work but spends their time here for private purposes misses something like this.I can only agree with the slogan “familial, rural, close to the city” in the last two points.

Yes, it is quiet - day and night until around 6 a.m. It also smells "fresh"....like Lenor or Vernell - definitely like fabric softener....like A LOT of fabric softener.....unless you open the window, then the stable is already in the room - that However, that's to be expected if you book a guesthouse, which didn't cost a point. Why 4 points minus??1 for the fact that there was no indication when booking that a double room here means 2 separate beds 😯1 for the fact that there was no refrigerator - if not in the room, then perhaps at least in the hallway.1 point for the fact that on the third day no one checked on our room, let alone cleaned the bathroom or at least emptied the trash can.1 point for the really sparse breakfast and the smoke detectors that went off for 2 nights. Report empty battery 🤨All in all: a certificate would say:Functional, clean, spacious rooms, independent living, inexpensive accommodation for “non-couples” reduced to basic needs.Our summary says: “It’s a shame and next time, somewhere else.”

How many stars should I give?On the one hand, clean and cheap.....on the other...The cars arriving and departing and other agricultural noise, the lack of bedside lamps and storage space in the bathroom. And a TV mounted under the ceiling!!!🤔🤔 at least in room 1
