We found this hotel on Google maps. We called asking for availability and were told by a nice lady to book online. After reading the reviews we thought of booking without breakfast but the lady on the phone assured us that it was a normal buffet breakfast so we booked with breakfast. After booking online I got an email to pay.The hotel doesn't have a parking lot but there are parking spaces on the street. At the entrance of the hotel there is a code box but we never got any code so we called them again. A nice lady took a bit to find out what happened but told us that there was some technical problem so we didn't get the code per email and then she gave us the code.We finally entered and our room was on the second floor (no elevator).Next to the room door there was again a code box. We inserted the same code but the door didn't open. We then realized that you need to press a little lever next to the code and that opens a box where the room key is.In the room there was a folder with 3 papers. The first paper said that to have breakfast we needed to bring the vouchers that were in the room but there were no vouchers. The second paper had a map showing where the bakery is. The third paper said that if there were no vouchers in the room we should go to the entrance of the hotel and take them from a box which we did.The room was nicely decorated with a big and comfortable bed. The Internet worked. There was no air conditioner, only a small fan. There was complimentary coffee, tea and water as well as a water boiler and a Nespresso machine (I'm still not 100% sure if this was complimentary or not but there was a plate saying Gastgeschenke and there were no prices). We then wanted to watch tv but there was no remote. We searched the whole room and nothing. Then we went to the hallway because there was an open closet and inside there was a remote but it didn't work. We went back to the closet, found some batteries, replaced the batteries but still didn't work.We then tried to call the number 3 times with no answer. The fourth time we got an answering machine saying that the reception was closed. We wrote an email asking to call us but no one did so we called again because the number is supposed to be 24/7 and at the end of the automated recording it said to press 1 if we still needed help. Then a nice guy told us he would call us back. When he did, he gave us the code for another room which had a TV remote. We tried it but it didn't work with our tv so he told us to change rooms. The new room had a working remote but no curtains so we had to close the shutters and forgo sunlight in order to have privacy.Next day checkout was until 10h but breakfast is not at the hotel so unless you are a very early riser this means you need to leave before going for breakfast which I personally didn't enjoy. I never had such early checkout, it's usually at least until 11h.I don't even understand why it needs to be so early since the rooms are only cleaned every 2 days anyway.Anyway, to checkout you lock the door, leave the key in a box at the entrance of the hotel and then you need to go to the website and do the check-out online. When doing the check out it asked if we consumed anything from the minibar but there was no minibar in neither of the rooms (so really not sure if coffee was complimentary 🤷).We then went to the bakery where breakfast was, which was a few houses down the street. There was no buffet breakfast, it was a normal bakery and we had to wait in line for our turn. We then gave them the vouchers and as they prepared our breakfast, people were waiting in line which was pretty awkward. They told us we should have reserved breakfast but we were never informed we were supposed to do so.You can only choose the warm drink. The rest is a basket of bread, a tray with ham, cheese, butter and jam, 1 egg and a bottle of concentrated orange juice. My advice is to not book with breakfast and instead choose what you want at the bakery instead. In front of the bakery there is a cute fountain with benches

Nice quiet village. Good contactless check in. All perfectly clean. Nice stopover and good value for money. Don't recommend ordering the breakfast that will move you to the bakery, just go to the bakery and buy some nice stuff

Holiday home part 1At the end of September we (three girls in our late 50s to mid 60s) spent five days in the holiday home at the Landhotel Schwab in Schwarzach. The house has beds for five people and a sofa that can be made into a bed.The weather was such that one could have fully enjoyed the comfort of the holiday home if a few things hadn't affected the comfort. It started right when we arrived. Because it is difficult to get to the holiday home/hotel by car. There is a courtyard entrance where the entrance to the hotel and holiday home are. But a neighbor's car is parked there almost constantly. Apparently the farm belongs to both parties. This means that even moving forward to unload/load luggage is only possible to a very limited extent. We were only able to park permanently in the public parking spaces on the street. The house partly makes a worn, neglected impression.A lot of things don't (any longer?) correspond to the pictures published on the Internet.Everything is clean on the outside. But as soon as you look a little closer, you notice a lot of unpleasant things. For the extra breakfast you have to go to the nearby bakery. The staff are very friendly. But the atmosphere is rather uncomfortable. The quality of the breakfast is not special. Rolls, sausage, cheese, jam, a hard-boiled egg and orange juice. No yogurt, muesli, fresh fruit or anything similar. The welcome sheet in the apartment is probably mainly related to the hotel. Information that would be important for your stay in the holiday home is missing. For example, we did not receive or find any information about waste separation/disposal options. There is no broom just a vacuum cleaner in the basement. However, the bag was full and there was no replacement bag.The lighting in the basement (where the sauna is) is tricky. A light switch at the top of the hallway turns on the lights for the stairs. This goes off automatically. This does not illuminate the room below and it takes a while to find the switch for this light. It's a shame that the staircase light turns off automatically during this time. Then you're in the dark. In general, it's difficult with the light switches. Many seem dysfunctional. In the living area, the worn furniture and the tiled stove are noticeable due to their damage and rejection. The seat cushions at the table are just as unsavory and stained as the sofa. The heavily soiled carpet makes an extremely unsavory and unhygienic impression. The half-burnt/sooted grave candles on the tiled stove and the damaged wooden floor also don't add to the coziness. If you try to tilt the patio door, it will come towards you because it doesn't lock at the bottom. In the kitchen there is damage to the tiled kitchen worktop and the room divider to the living areaThe oven, extractor hood and pans are completely dirty. In addition, the coating on one of the two pans is completely scratched. Some of the dishes do not fit in the dishwasher and there is a lack of kitchen equipment for proper cooking. There is only an incomplete set of cutlery. The refrigerator appears unclean (brown stains on the back wall and a clogged drainage channel), and there is mold in the freezer seal. The dishwasher is not anchored/screwed down (tilts forward when opened) and the sieve was totally dirty. The ventilation in the lower toilet does not work and the window cannot be opened.Continued in part 2

Holiday home part 2Update:___________Today the email from Homkeepers finally arrived with the promise that everything would be taken care of so that subsequent tenants can have the complete feel-good experience againReview holiday home part 2(Part 1 was written by one of the fellow travelers)One bedroom is missing a bedside lamp and the mattresses are of different heights. One mattress is completely worn out. The flap to an inspection shaft is only held by one of the night lockers and the window is difficult to close. The small garden or courtyard is also not used because it also appears unkempt. Among other things, some of the garden furniture is broken (danger of breaking through) and too small for the number of people. Rotten grapes have obviously been lying around for a long time, which attract wasps as soon as it doesn't rain and the boxwood has been completely eaten by the moth, which means there is a musty smell out thereEven the potted plants in the house look sad because they are not watered enough.Despite all the criticism, the positive should not be forgotten:There are plenty of towels and the soap dispensers at every sink (bathroom and kitchen) are filled. There is also enough toilet paper. The chambermaid (?) who we met by chance on the third day was very (!) friendly and asked if we needed anything. But we were sufficiently supplied with the above-mentioned things. The reason for the detailed criticism is that we have not received any response until yesterday (14 days after we informed homekeepers by email about the impairments identified). Too bad.We explained the condition of the house and the furnishings using homekeepers' contactless concept. There is no one on site to keep an eye on the house and its furnishings other than the “normal” cleaning. In conclusion, we unfortunately have to say:Unfortunately, the feel-good atmosphere of this homely, cozy house is significantly diminished by the lack of care.

Very good value for money and good location. We stayed here as a group (9 people in total, 3 normal double rooms and a deluxe double room with a sofa bed) and we really enjoyed our stay. The rooms were clean and the service was also great (a forgotten charging cable was returned free of charge). The hotel is highly recommended!

Well located, very clean. Beds are totally comfortable! You have everything you need, check-in and check-out are really super easy! The only thing I could complain about would be the noise - the housekeeping/cleaning team was really loud in the hallway this morning (possibly there were other guests too). You could almost have thought they were in the room.

The issue of breakfasts is poorly resolved, the prepared breakfast sets are in a public fridge where someone took mine on purpose or by mistake. It can happen to anyone.

Not a luxurious but cozy hotel with clean, well-kept rooms. This is my second time here on a business trip and I would love to come back. The downside is that street parking is limited to three or four spaces, but you can park nearby. Breakfast is served in a bakery next to the hotel.

Very dog-friendly accommodation. Kettle, coffee machine, capsules and tea were available. The two of us were on vacation with a dog.We had the room with a balcony and bathtub and were very satisfied. The only criticism of this room was that unfortunately the flooring on the terrace is in need of renovation and the terrace furniture has seen better days. The coating is crumbly and unfortunately you carry all the dirt into the room. But we would still like to come back!
