Staff were very friendly and helpful, breakfast was great too. For value for money it definitely ticked all the boxes.After seeing the reviews from the past I was a little bit worried, but it turned out fine and was a clean and tidy hotel. It's recently been taken over and the new owners seem to be doing a great job.

I will start with saying after booking and then reading the reviews I was extremely concerned. However upon arriving late at 11pm I was met by the hotel owner who was extremely friendly.I spoke to him about my anxiety of the place not being open, and he explained that he has taken over in May this year. He also showed me the bar area, which he is developing and it looked great, along with the full English breakfast which he is looking to offer inclusively once he has a chef.Upon entering the single bedroom, room 14 I found it light and most importantly clean. The bathroom area was also clean and spacious. The room had all you would need in regards to a stay (TV, Kettle, tea, coffee, milk) the bed, is again after reading previous reviews extremely comfortable.The place has also clearly undergone some great renovations, everything is fresh, and dusy free.I don't do reviews often, usually though I do when it's been a bad experience, yet I felt the need to for this place as I say I was worried before arriving.For the price, location, hospitality and ambiance..... It's hard to give it less than a 9.5/10.Pleasant surprises are always the best and assure you that I will be using this establishment again.

Surprisingly pleasant for a poorly rated 2 star hotel. The room is basic but well presented, with tea & coffee. The staff are friendly enough, although it’s difficult to contact the reception by phone and the oyo automated phone system is irritating!The bar/restaurant doesn’t seem to open even on weekends. Although it is conveniently located next to some good pubs and shops.I wouldn’t take your wife here for the anniversary, but if you’re looking for a cheap room for the night without any nasty surprises this is your best bet!

Very highly recommended hotel!!We planned to stay here for one night after catching an evening flight home. Our flight was delayed by 6 hours meaning we couldn’t reach the hotel until 5am in the morning. After speaking to our host about our situation he couldn’t have been more helpful, making sure a key was left for us for when we did manage to eventually arrive.Upon arriving our room was extremely clean with comfy beds and plenty of tea, coffee and biscuits. The bathroom was also spotless.After reading previous bad reviews we were unsure what to expect but the hotel has clearly been taken over and refurbished to a very high standard since then.We cannot recommend this hotel highly enough, especially because of the helpfulness of the host!

When I booked at short notice then looked at reviews I was worried, no need to be for our room (5) large room sleeps 5 adults comfortably, kitchenette with fridge, all rooms had a tv, beds comfy and very clean.Yes carpets in main hall/stairs a bit dirty but room very clean.I paid £135 for 2 nights for 4 adults in 1 room, would have expected it to be more expensive.

I had an excellent experience recently at the rothwell house hotel. The staff were very polite & helpful. My room was absolutely spotlessly clean & clearly had recently been repainted. We’ll definitely be staying here again.!
