Friendly welcome from an understanding owner. Our room however was a little gloomy with limited windows, and needed some TLC. The boiler was located in the room and went off regularly. The room wasn't particularly clean with rubbish found under the bed that was off-putting. Location is great - close to the beach and some parks. Good value for money but you would expect breakfast in this type of establishment.

On 1st sight I was disappointed, 'Garden View' led me to believe we would see a stunning garden. Once inside it had a strange 'stale smell. The room was small, bed comfy, pillows too soft. (I brought my own so wasn't a big issue) Room was stifling hot, no fan offered (again bought my own based on previous reviews). Bathroom nice size with walk in shower. Staircase is narrow and steep poorly lit, couldnt find switch at 1st.Overall the place lacked love and attention and could be so much nicer.Attention to detail lacking , no fan no finishing touches. But we were free to come and go as we pleased. Beach 4 min walk Value for money Yes, would I stay again Yes ( with my own pillows & fan)

Lovely place to stay. They don't do breakfast but there are lots of places to eat in Littlehampton that are within five minutes walk. We had the deluxe room which was large and came with an on ensuite bathroom which had a bath and two showers ( one shower 🚿 was a separate stand alone one and the other with the bath, both power showers) . The owners were very friendly and helpful. It was easy to sleep as road noise was minimal and the other guests were quiet (always a blessing, lol). Our room was very clean and well presented. All in all a lovely place to stay and one that I'd recommend 😃

Poorly kept shower next to useless owner seemed interested in making as much money as possible could be a lovely place with location if properly looked after bed was so hard could not sleep at all bitten by bugs felt them crawling all night and nasty rashes in morning also no sound proofing heard people upstairs walking around room and talking till early hours typical of eastern European owners no idea of how to run a good guest house overpriced for what you get. Stay if you are not fussy WE Are. never again
