A wonderful budget option for those looking for a base to explore Edinburgh. Keyless entry was convenient to be able to come and go as I please. I was able to check in and go right to my room when I arrived. The hosts were cheery and welcoming and brought breakfast to my room every morning at a time of my choosing.This is a short distance from the Royal Mile and other sights in town, but there’s a bus stop one block away that will take you directly into the popular area of town in about 15 minutes time. Public transit in Edinburgh is cheap and top notch, very easy to navigate. I never waited longer than 10 minutes for a bus even at 4:30 am when I had to make my way to the airport.I also enjoyed exploring the area around Dorstan House as it offers close access to Arthur’s Seat hike and several wonderful cozy local pubs. Def recommend staying here when in Edinburgh!

Excellent location, just outside the main town centre, but very close to the bus transports into the town. Lovely room, beautifully furnished with comfortable bed, fluffy pillows. Clean, modern bathroom with large fluffy towels.. Quiet location. Nice breakfast available at your preferred time.

I thank the host for an amazing stay at Dorstan House. Spacious room with comfortable bedroom, clean and modern toilet and they serve a good breakfast! Location is not too central but still just a few miles from the city center. It’s quiet and very beautiful neighborhood. I would recommend this accommodation.

A very sweet and friendly host. He was very helpful from the first moment. The rooms were very large and spacious, and I would like to say that we also liked the breakfast options very much. Easy bus accessibility to the centre of city for sightseeing. It gave us a great advantage.

Stayed here for 2 nights in August 2023, it was an absolute pleasure.Richard, the owner, greeted us at the door and immediately made us feel so welcome! He allowed us to leave our bags in the room even though we arrived hours before check in, this was really appreciated because we didn't want to drag them around all day with us!!Richard spent a good 5/10 mins with us giving us a map and directions to different tourist attractions.The Guest House was lovely and clean. The decor isn't the most modern so if that is your preferred taste this place might not be for you but it had everything we needed. The rooms were very clean and comfortable. The only tiny fault we could mention is the curtains in Room 8, they're yellow, which meant the room was a bit bright, from first thing in the morning when the sun comes up. Room 7 had blue curtains which kept it nice and dark throughout the morning.In terms of location, its about a 30/35 minute walk to Edinburgh Castle/Princess Street, or a 5/10 minute walk to a bus stop just down the road which will take you to Princes Street. So its not in the Centre of all the hustle and bustle but easy enough to get to places.The breakfast selection is really good too! We were given forms to complete which you just leave outside your door, food is then delivered the following morning. Great quality food!

I had an excellent stay here. My single ensuite room was very comfortable. Richard, the owner, is very friendly and helpful. The breakfast was lovely too. The location was perfect, an easy 30-minute walk or a quick bus journey to the city centre.
