Just returned from a very relaxing stay in the wonderful home of Annie, Paul and the delightful Teddy, who are such friendly, calm hosts.The bed was extremely comfortable, the ensuite well appointed, and our room 'The Snug' had a lovely sitting room.We enjoyed fabulous breakfasts, eaten outside in the delightful garden.A really enjoyable stay, already booked our 2nd visitLynn and Kev

Lovely night away to attend a party in the area. house was spotless & smelt wonderful. Bed was comfy with top quality linen. Great espresso machine in the room. Hosts were so nice & breakfast was tasty, out in the beautiful garden. Perfect location. Highly recommend.

Beautiful bed and breakfast close to the sea. Hosts are very helpful and the whole experience is as close to being at home as you can get. Very quiet area but close to amenities and the sea is a stroll away. Everywhere is pristine yet homely: beautiful bathroom.

Our stay at Frinton45 couldn’t have been more perfect! Annie & Paul were the perfect hosts who made us instantly feel welcome, a late evening check in was no problem to them at all which made our stay totally stress free. Breakfast was made with delicious ingredients, the bed was the comfiest I’ve ever slept in and to top it all off the free standing bath was the luxurious cherry on the cake! Will 100% be returning, the perfect seaside stay!

We stayed for a night at Frinton 45 and have to say it was great.We went on a recommendation and it totally lived up to our expectations.Our room was lovely, spotless and very comfortable.It's in a great location...5 minutes from the beach and behind the high street, so great for a walk to a restaurant.Maxine looked after us and couldn't do enough for us (and the other guests) she went above and beyond.Will definitely be returning!!We'd highly recommend to anyone visiting Frinton.

Annie and Paul are wonderful hosts, They made me feel so welcome. The house is just beautiful and spotlessly clean.The sound of laughter in the morning coming from the dining room of the other guests sharing there happy memories with Paul filled my heart with joy.

Wow. What more can we say?!?!! Annie and Paul are legends, their hospitality is off the chart, their house is beautiful….and it’s difficult to see how you can improve on their breakfast.Thank goodness we have family over that way so have a reason to keep going back.Love the place and the atmosphere they create there.

Frinton45 is a must for anyone who is staying in or near Frinton. Paul and Annie are such lovely hosts and make you feel more like friends than customers. The house is modern and luxurious and the food is amazing. I will most definitely be staying again. Thank you Annie and Paul!!
