My family and I had a great weekend at sanctuary guesthouse, very clean, tidy and spacious. Nichola was a great host, she informed us of some places to visit and some place to eat out. Would recommend sanctuary guesthouse.

I totally agree with Mohammad sajad. We stayed in the sanctuary guesthouse and i would say it was the only reason to spoil our long awaited holiday. It was a very substandard and a poorly maintained accommodation. The property was very dirty and bed sheets, pillows infact everything was stinking and we couldn’t sleep properly after a long tiring journey. The drains were blocked and we were unable to take shower properly too. There were no bin bags in the toilet bins. The fridge was smelly and the bread and jam were past due date. In a nutshell the property was awful. The owner was very rude on chat and tried to make false excuses to keep the deposit money. Extremely unprofessional and unethical behaviour she showed. I wouldn’t recommend this place to anyone. Not worth living.

My name is Muhammad Sajjad and I stayed at your property with my family. So stop fabricating stuff about my name not being actual. You have kept our deposit money by using these false excuses. No big deal!!But the fact remains that your property was substandard and very poor service. Which is evident from your defensive behaviour. If your property didn't have any issues then why would you offer alternative accommodation or even willing to come to the property to clean up the mess.Then you tried your best to stop us from reviewing your property. Very unprofessional. Then on top of all this you try to through personal comments, very shameful and childish.Your guesthouse is not worthy of anyone’s stay, a fact!!

The property was in a very run down area right on a busy main road with limited parking. The entrance was really dirty looking and smelled. The lounge was tiny, not big enough for our family and looked dirty. There was no where to sit and eat except a tiny folded table, you couldn't swing a cat inside!The beds and pillows smelled really bad and the bedrooms were substandard in fact the whole place was substandard, I cannot believe any of the reviews. I wouldn't recommend any family to stay there, it was worse than dire. My family refused to stay even one night.

Very misleading advert and she really needs a reality check and advertise her property accordingly. Very rude on the phone and tried to prove her point that she had good reviews and her property was good. In reality it is a very poorly maintained house in a poor area. Her pics are not accurate. We had to come back the same day after a very long drive (250 miles one way) with an 85 year old mother. She is deluded and thinks that her property is good and I am afraid that it is not. Argued on the phone and insisted that we would come back and offered a new pillows, if I was her I would have had them in place before anyone arrives. Please please please don’t bother to reply and write a poem here, all you gonna do it to prove your point which is absolutely pointless.

Disgusting absolutely disgusting it was rubbish and stinky I couldn’t park anywhere and was very noisy i would never recommend this guesthouse I felt like I was living in a council house. All of the reviews are fake and false. Stay away book anywhere else.

The accommodation was sub-standard and it was located in a sub-standard area. I arrived in a group of 6 adults and 3 children. We were so disappointed with the standard we drove home 250 miles after staying there for no more than an hour. My 12 year old step-son described it accurately as a council house in a run-down area of town. I would describe it as cheap and uncheerful. The landlady Nichola has refused to refund us our booking cost of £688. She requested a £100 damages deposit 24 hours before we arrived which I paid. She has not even refunded me the £100 in spite of the fact there were no damages. I have texted her half a dozen times but she doesn’t reply to my texts. I find most of the reviews giving it 5 out of 5 to be very misleading and misrepresentative. The latest few reviews giving it 1 out of 5 are spot on. I will never use Booking.com again as I do not believe the authenticity of all of the reviews giving it very high ratings. She did offer to buy some new pillows and meet us at the property after we arrived but we were so unhappy with the accommodation we declined and returned home. Very, very disappointing and misleading.

Very bad location. not somewhere to stay for holiday feels like bad estate residential. Not nice buildings. The area and roads look dilapidated.Very bad property you can only park for 2 hours in the day.Noisy road, dirty smelling home. non existent garden very dirty and full of rubbish. house in disrepair.

On a busy road and all you can hear is cars zooming past, the fumes come in through the windows. Very poor standard, but if you just want to leave your luggage that its ok if you pay a cheap price. It is out in the sticks in a residential area that is run down. Not the Holiday Home!
