I was in here with Edinburgh council as a temporary homeless accommodation, nothing four star about the place, owners attitude was appalling, room was freezing cold, when I reported that the room was constantly cold and the radiator did not work he fitted draft excluders and bleed the radiator and claimed that was it fixed. When I complained again about it was told a plumber would come and check it which never happened then had the cheek to say that I broke the radiator on my departure of the accommodation. Would not recommend this place to anyway and stay as far away from this accomodation as possible as Edinburgh city council is looking into his neglect for people being placed in here!

Room I stayed was not bad.The problem is the manager does not switch on the heating at all even during wintertime as " it costs too much ".I was literally forced to move out after complaining about heating not on even on evenings,nights.Autumn - getting really cold.No double glazing so temperature in the room is as it is outside.Place full of junkies making noise all night long.Manager visiting you all the time with some new ideas,rules etc.The price absolutely not worthy the hassle as you will be left freezing with 24hr manager surveillance.Avoid at all costs.Any travelodge is better is you will have heating and no one to spy on you all day/night long.

For the price it is good in terms of services (in my opinion none). It was far from the center, the rooms being very large did not heat up and it was cold in it. It had a bathroom but it was outside the room which doesn't help the weather this season.

A very nice, clean guesthouse. Within easy walking of Edinburgh city centre and lots of shopping chances on the way into the city centre. Easy to find parking is a bit tight but you'll not need your car being within easy walk of Edinburgh.

It's a plus that there is free parking. It is very easy to hear the other guests in the building. We were staying on the ground floor and in the room next to us were staying people speaking Indian (or similar language) with a baby, which was so loud that we could hear what they were talking about, if we understood the language.I paid about the same amount as if I were sleeping in a Hotel. So therefor I am a bit disappointed about my stay.
