The location is good for public transport. The rooms are very small to actually open any big luggage. The bathroom is small but has hot water. The windows do not open, so it feels suffocating as most places do not have air conditioning. A bit expensive for the price we paid. bottom line: average & ok for a 1-2 nights stay.

I recently stayed at Leith House and had a fantastic experience. Check-in was straightforward, and the staff were exceptionally friendly and welcoming. The rooms were clean, tidy, and well-maintained, providing everything you need for a comfortable short stay.The location is ideal, being just a short walk from the city center. There is a tram line at the top of the road and frequent buses, making it easy to get around. The area itself has plenty to offer with lots of activities and attractions nearby. Parking is conveniently available on the next street.Overall, Leith House is a great choice for anyone visiting the area. Highly recommended!

A residential building here was converted into a hotel many years ago. There is no reception. The chambermaid opened the door for us, then we went down a super-narrow staircase to the staff room, where we were allowed to leave our luggage. Pure and good. Back at 3 p.m. another employee greeted us in a friendly manner, there was no reception, the conversation took place inside in front of the front door, it was important to her that we had to be out by 10 a.m. when we left. Into room number 3: very small, old furniture, very old carpet, very narrow bathroom with the door that barely closes, everything was repaired quickly and poorly. Rooms very loud!!! Very thin walls, noise in the house even at night, you can hear the neighbors snoring or talking. That really annoyed me! But it's well located on Leight Walk, where you can get a good supply of food, but everything is quite expensive. I wouldn't book this hotel again, it was too narrow and too loud for me. However, our room was clean. However, the small towel dryer in the bathroom had not been cleaned for a long time, toilet paper was refilled daily and garbage bags were disposed of daily.

Very difficult to contact staff as they don't answer the phone. Our room was clean, but very small and had a glass door in the bathroom leading to outside?? We could not use this door and were very unsure why it was there, directly in front of the toilet.

It is in a walkable area. Stores, Pubs, and such were a 10 minute walk. The room was clean and comfortable. They were kind enough to put us in one of the first floor rooms as I am in a wheelchair. Most of their rooms are up or down stairs however. The price was lower than most of the other places in Edinburgh area.

The reception was terrible, they didn't even make an effort to understand us. He only knew how to tell us that on the day of departure we had to leave at 10 in the morning. I only knew how to say that, not good morning or anything. 10 in the morning go!He gives us a key and that same key opens the door to the house and the room (security -1000)We enter the room and there are those stains on the floor and wall. The floor had holes. Thank goodness it had that carpet or more than one client would be under that floor. Under the bed there were papers and bottles. I think cleanliness is just on top. Before entering the shower I recommend that you clean the shower tray well. Wear slippers at all times you are in the room. The room is very good and the neighborhood is the same. Although I do not recommend this house.

Clean and quiet, easily accessible on foot and by public transport. Tesco and many convenience stores are nearby.The hosts are kind and helpful.The room is clean, tidy and has a small garden.I chose a single room, very good value for money, downtown.All sights can be reached on foot, but there is a bus stop a minute's walk away, and a tram and also a bus a three-minute walk away. They go every 5-6 minutes. The tram also goes to the airport.

Ideal location since it is 5 minutes from the tram and it takes 10 minutes to take you to the center of Edinburgh, very good value for money. What we liked most was arriving and everything was warm, including the water in the shower. For my partner, something very positive was that they have a good hair dryer. Honestly a good place to stay and with a private bathroom. The only thing to improve is the WiFi connection since we were on the ground floor and it only reached one corner of the room and only 2 lines... That is to say impossible, and obviously the coverage did not reach either... For the rest everything magnificent.

Quiet place to the east of town, near Leith park nearby bus stop. It’s quiet a ways from the old town by foot. Tram station is about a ten minute walk. Simple but comfortable and clean at a fair preis. friendly and helpful staff. What more can I say.
