Tita Linda and her husband are very accommodating. We enjoyed our 4 days stay. The place is clean and cosy. Reasonable price for a guest house with breakfast inclusion and a walking distance from waverley station.

Linda and her husband were lovely. We had a marvelous stay at your Guest House. The location is pretty ideal as we were not bothered by sounds from the city but really close to the center by foot at the same time.There's a great choice of restaurants and nice stores just next to the Guest House as well as a shopping mall.We had the choice of our room (either up or downstairs), the bed was very confortable and the breakfeast was very nice.We will definitely come back there !Thank you :)

Great location around a 20-30 minute walk (depending on baggage and fitness level) from the Royal Mile, Waverly Station, and Rabbie’s Tours meeting point. We were able to walk everywhere we needed to. Good breakfast and comfy, very clean rooms. The owner was very gracious and let us check in early, leave our bags multiple times, and was patient with us as we are always a little late. I will recommend them to any of my friends traveling to Edinburgh!

Wonderful Bed and Breakfast 10 minutes walk from the center. We had a room on the ground floor but it was still very quiet and we couldn't be seen from the outside. Very nice room and comfortable bed. We recommend the full breakfast as it is delicious. The owner, Linda, a loving person who took great care of us. If we return to Edinburgh we will return here without hesitation.

The owners are very personal and very attentive. Happy to help at anytime and very friendly. Everything is a Little older in edinburgh but the room decor was a little outdated but very clean and well kept. Close to just about everything. The full scottish breakfast was great and they had a lot of additional choices and they could accommodate most your preferences. Shower took a while to figure out. The service is one if the best I've experienced. I would stay here again.
