Where to start? First the positives. The beds were very comfortable and the linen fresh and clean. The breakfast is outstanding and worthy of a good hotel. The negatives. It is rather rundown and the housekeeping is lacking.  …

My partner booked Kate’s lovely Oast House BnB for my birthday weekend. Kate is a fabulous host. The room was massive with a super king size bed. It had a very large en-suite too. Coffee & tea making facilities on tap. …

I remember it with horror! The location has typical British charm (with typical desolate corners, not just in the room and bathroom, which experience shows you book with) - but that's all. However, the feather duster could have been used again beforehand.First of all: I stay 130 hotel nights a year. #experience. But this “boss” tops everything, is an imposition and cannot be tolerated. Arriving at 10:30 p.m. by telephone does not in any way justify such unfriendly and even very cheeky behavior on the phone and upon arrival! The entire arrival process from unloading luggage to breakfast was harsh, inflexible and hard to beat in terms of unfriendliness. It was not possible to go to the room briefly and then get the luggage out of the car. She would have to lock it because she would live inside. In what a tone. (As if I hadn't been able to lock the front door on my own - just to use an example). The woman would have been in awe if I could speak English half as well as German.Urgent customer orientation training needed. However, experience shows that there will be no willingness to do this. It's best not to talk about self-reflection here. A "bitter" woman who, with her arrogance and hubris, didn't understand what real guest orientation meant. Location 2-3 stars. Overall, however, only one star can be given.

In the beginning, Kate, the owner answered my questions very efficiently before I travelled to the area, her welcome was delightful and warm and there was ample parking. The room was bright, fresh, clean and there was a kettle with tea and milk which was exactly what I needed after a long drive. Kate gave great advice about where me and my family could go and the next morning, the breakfast was varied, fresh and the portions were large.I would recommend that anyone who wants to go to Rye, Hastings, Winchelsea and Icklesham should stay at the Manor Farm Oast because you won’t be disappointed and will love all it has to offer including Kate’s huge smile. 😀

I booked this B&B for a friend’s special birthday. The photos on booking.com looked lovely and it looked a perfect place to stay for walkers. The photos are old and the place needs some TLC. …

this was a birthday surprise for my husband a night away in Rye. As we drove towards this beautiful B & B it was breathtaking views and first impressions were very good. As we arrived we were greeted by Kate who made us feel so welcome, showed us to our room which was immaculate & had everything we needed. Her attention to detail regarding Covid and the little extras in our room were appreciated. We were handed a little gift bag with face masks and hand sanitizer. She suggested a lovely pub for an evening meal which was great value, tasty food and lovely friendly atmosphere.Breakfast was plentiful and delicious. All local sourced produce and Kates own homemade sausages. We thoroughly enjoyed our little break and only sad it wasn’t long enough. Thank you Kate we look forward to seeing you again very soon

Covid restrictions lifted and my wife I visited during half term. It was great to be able to visit again. Stayed in the end room overlooking the garden and was able to see all the way to the windmill on the hill. …
