Our stay at Nightingale Barn fell short of our expectations and felt quite overpriced for what we received. The listing mentioned four rooms, but the mezzanine floor was completely open, offering no privacy, and the floors creaked with every step, which made it hard to relax. The owner seemed surprised when we mentioned bringing a toddler, despite my sister having communicated this in a message a week earlier. The night before our arrival, my sister asked for a photo of the cot, and unfortunately, the owner's responses came across as abrupt and unfriendly. This left us feeling uneasy before we even arrived.When we finally opened the cot, it was dirty and dusty, so we had to clean it ourselves before using it. The staircase barrier, which should have been set up the day we arrived, was installed after our first night, and even then, it didnโ€™t fit properly, making it unsafe. The owner did come back to adjust it.We were also disappointed that no kindling was provided for the fire, so we had to purchase kindling and our own logs. The hot tub, highlighted as a key feature, seemed overpriced at ยฃ180. It was basically a cheap portable one, set up under a tent, which wasnโ€™t what we had in mind.While the property was listed as suitable for families, we didnโ€™t find it particularly child-friendly. There was a pond on-site with no fence, and there was no real flat grassy area for kids to play. The badminton net was torn, and one of the rackets had broken strings, and there were no shuttlecocks available. There was also a lack of privacy, with cars frequently coming and going, and a large, grimy removal van was parked outside the property throughout our stay.The wet room downstairs was challenging for my elderly mother as the water took hours to drain, leaving the floor slippery and hazardous. She slipped several times. The upstairs shower also had slow drainage and a smell of drainage pipes that was quite off-putting. Unfortunately, the carpet seemed like it hadnโ€™t been cleaned in a while. Lastly, although we were asked to keep the oven clean, it was already pretty dirty with crumbs underneath.On a brighter note, the Barn website suggestions for eating nearby were excellent, and generally, the scenery and beauty of East Sussex made up for the disappointment of the accommodation. We were lucky to have good weather and could spend the entire day and one evening outdoors.

Overall great experience. Suz (the owner) was very quick on communicating and happy to accommodate our requests. The barn is about 40 min walk from Etchingham station but easy to access via car, and pubs/restaurants about 1 hour walk away. One bedroom is a mezzanine but that is clearly advertised. Very comfy beds. Kitchen well stocked. We had a fantastic New Years eve there!

Discovering Nightingale Barn was a stroke of luck and one we can't recommend enough. Nestled in beautiful woodland the spacious, well appointed accommodation gives room to breathe and a glorious beamed, high vaulted living area to come together.Our host Suz is just a delight, leaving you to enjoy your time but on hand, with nothing being too much trouble.Beautiful walks on the doorstep, an open fire pit to roast marshmallows and we would highly recommend King Johns nursery and gardens a 12 minute walk away, a hidden gem. And a lovely place to paint.This was our second visit and we will be back for more.Shoulders relaxed.

We had a great time at Nightingale Barn. We saw deer in the wood behind the house, and buzzards, as well as lots of garden birds, and the location is handy for goodies such as Bedgebury and Rye. There are some interesting decor touches such as the odd mural and the spooky antique pram. Itโ€™s lovely to be able to walk in the trees, and we did have a good time, but it was a bit too busy and noisy for our needs. We live on a busy street and were looking forward to the 'utter peace and quiet', but there is a fair amount of coming and going to and from the car park, which the long side of the barn is adjacent to and which serves the main house as well as the barn, with doors slamming, radios playing, etc. I sort of imagined that the big wall of windows in the big lounge downstairs would be looking onto trees, not a car park. But for many this would be a pleasant stay.

We have just returned from our amazing Christmas stay at the totally amazing Nightingale barn. The accommodation is absolutely stunning and Suz was an incredible hostess. She ensured there was everything we needed for our party of ten, ages ranging from 6 to 93, to celebrate Christmas in style. The location is stunning and we enjoyed the peace and tranquillity of the location and had some gorgeous walks in the woodlands. The barn met all of our expectations and more and we made some magical family memories on our stay. I cannot thank Suz enough for all of her hard work to ensure our stay went without a hitch. Everybody needs to visit this barn to recharge, have fun and simply enjoy the sumptuous surroundings. We will certainly be returning.

Very tranquil place and aboundant with wild life. The rooms are cosy alittle dated but no means bad. Central to alot of activities to do for example bewl water and bedgebury pinetum. Though we did have a electrical problem with kettle, that did send the fuse switch off. We had 8 people go and where quite happy with place. If anyone can figure out the mural there it would be interesting.
