Spanning about 25 acres, the island is covered in lush grass and rocky outcrops leading to the sea. There are no buildings, only a flood pond that provides water to wildlife and livestock during the winter months.
According to the listing, no one has ever applied for permission to build on the island. Therefore, it would be up to the buyer to explore the potential for development with the local authorities.
During low tide, the island can be accessed on foot, by tractor, or quadbike. At other times, a pebble beach provides space for boats to dock, making it an ideal spot to explore the island, enjoy some cold-water swimming, or have a waterside picnic," Edgar added.
The island is located within a Site of Special Scientific Interest, a UK designation for areas rich in rare species of flora and fauna. It's home to wildlife such as great black-backed gulls and rare plants like rock sea lavender and fragrant orchids.
The agent anticipates high interest in this private paradise. “We’ve seen strong demand for private islands, both from domestic and international buyers, having managed several similar sales in Scotland,” Edgar said.
