An hotel located beyond the Kok River in a quite area, not far from the center (better having a private vehicle) and from restaurants, nearby. The bridge on the river is close to the building and during the rush hour the traffic might be annoying. Some rooms at the third floor are affected by the water pump noise which works all night long (still not clear why it happens). The second floor rooms are probably the most quiet. The ground floor rooms are often full of overnighter guests (vans with groups of travelers) who don't pay much attention to the neighbors. It might be disturbing, it depends on your sensitivity during the night sleeping. The parking area is just underneath the rooms and the bad thai habit to warm up the diesel engine for dozens minutes affect everybody. Air pollution for most of the Thai people is still an unknown concept, or perhaps they love to breathe the diesel exhausted gas. Thai people still believe that the diesel engine needs a long warm up before driving, but all the car producers write on the instructions that the engine needs a 2 minutes warm up only, otherwise an engine-head over-warming may occurs. I'd recommend the hotel management not allow engine warming up in the parking area. Rooms are large and have good furniture, TV, fridge, inverter air conditioner, comfortable beds, good quality linings. The WC is not perfectly cleaned because some mold insist on the hidden parts in the inside area. Probably the maids should use regularly the chlorine during the cleaning operation, in order to kill the mold and all the bacteria and viruses. The owner is a kind and nice woman who deals with the guests warmly. All the family members are polite, well educated, wealthy and to deal with them is a pleasure. They are ready to help you for your extra needs. There is a canteen where you can find breakfast food (I haven't eaten here, so I can't say anything about it). At the third floor Wi-Fi is poor, honestly. At the second floor is better, but on average internet performance is not the fastest possible, probably due to the internet provider. As the majority of the medium/low range hotel buildings in Thailand, a low care during the construction has been taken about the soundproof between the rooms, so there isn't an acceptable privacy. You clearly hear the neighbors and vice versa. Also the room doors aren't closing perfectly, with the result that noises and smells come in and out easily. At the end I recommend you this place for a short stay in Chiang Rai definitely. For a long therm stay I would seek a place more private.

Big rooms, Clean place and reasonable price. The owner is very hospitable. But the lights in some rooms are quite dark. I'd like to have a hair dryer as well.

Clean rooms with good hot water shower. Good place to stay.
