Wonderful property, female-managed and very friendly: Sleepy House is located in a quiet side street but still a convenient stone's throw away from cafes, local food joints, the night bazaar and the bus terminal. The rooms are simple and minimalists, just what you need to enjoy a quiet and relaxing getaway when on holiday. When I had an issue with my room, May and Aung very quickly offered to change one for me and when you are a solo traveller in a foreign country, you come to appreciate such excellent customer service. If you are ever in Chiang Rai, I would highly recommend you stay with them!

~The environment here is very quiet, suitable for people who come here to have a good rest and vacation. There is a cat at the counter. You can go and play with the cat before having breakfast. .~The hotel provides breakfast, which is a simple nutritious breakfast and coffee.~The room is very clean, comfortable and eye-catching. As soon as you enter the room, you feel comfortable and calm. .

I loved this place! This was a last minute booking I didn't have time to read the reviews, for what I payed I was expecting much less, when I arrived I was surprised! All around the premises and the room there are many cute cat decorations that it makes you feel like home, the room was very clean and the bathroom also very clean and great condition, owner is very kind and friendly, also is near downtown. I really recommend this place.

Very spacious rooms, very clean. Despite having many cats, everything is hairless. In the common dining room, you always have coffee, teas and some snacks available. I loved the decoration, everything full of cats... and if the cats allow it you can also sleep with them in the room.

I stayed for a week at this delightful guesthouse, just 10-15 minutes from the Clock Tower and 5-10 minutes from the bus station and the charming Chiang Rai Night Market.At first, I was placed in a room in a separate house, which was somewhat underwhelming and a bit musty. However, the owners were kind enough to move me to a room in the main house, which I highly recommend.My stay was fabulous from every perspective:-The place is cozy with a wonderful vibe—everyone is smiling, kind, and helpful. There isn’t even a gate to the main courtyard (but cameras in all public areas ensure your safety).-CATS :) They have seven! They are adorable and friendly, and you can go to the reception to pet them or even "borrow" one to bring to your room and play with. The mother cat is sweet too; she greeted me at my door and came to sleep with me during a heavy rainstorm. If you don't like animals, this isn't the place for you. If you're a cat lover, it's heaven.-The second room was really cool, with furniture that reminded me of Japan. Every detail is thoughtfully curated, and it comes with a safe, AC, hairdryer, TV, free drinking water, and 24-hour access to snacks, coffee, and hot water in the ground-floor canteen.-Breakfast wasn’t technically included, but in the morning, along with the free crackers and coffee, they also provided milk, nut cream, juice, cereals, and American coffee. The fresh market for buying fruit is just 8 minutes away.-Cool tours and any information you need are provided at the reception.-The nights were quiet—no traffic or noise. One night there was a group of pretty chatty and noisy guests having fun on the ground floor, but all the other nights I slept like a baby.I would absolutely come back! Probably one of the best guesthouses I’ve stayed at during my travels!

This place was absolutely perfect! The location couldn’t be better – just a short walk to the bus station and the vibrant night bazaar. The rooms are stunningly modern, beautifully decorated, and equipped with everything you could possibly need. There is even coffee, toasts and cornflakes for in the morning!The lovely owner was so kind and welcoming, and the adorable cat theme throughout the place was such a charming touch! Plus, the cutest cats come by to greet you!I definitely recommend it!

The bedding and interior are very clean.I've been to a lot of places, both good and bad, but this is the first time I've written a review.I sleep with the air conditioner in sleep mode at night, but it was turned off the next morning for both days, which was strange.But on the third day, while I was in the room with my kids during the day, I suddenly heard the sound of a window opening and a hand came through the curtains, so I thought my heart stopped.The air conditioner remote control was in the hand of a woman who seemed to be an employee, and she seemed to have thought we had gone out and was trying to turn it off.From that day on, I slept with the windows locked, and the air conditioner did not turn off all night for the remaining three days.Since I knew that, I ended up staring at the window the entire time I was in the dorm;It was an uncomfortable and scary experience.Even if someone opens the window of my room while I am sleeping and reaches through the curtain to turn off the air conditioner in my room,Recommended for those who don't mind as long as the room condition is clean.

We stayed only one night and it fell short, super neat and clean rooms, exceptional location and on top of that surrounded by kittens (for lovers hehe). We couldn't stay for breakfast to evaluate it. We would return.

The owner was very helpful! The cats were a joy to interact with and the location of the place was very convenient.My room had some flies that kept coming back night after night but nothing but I was able to hose them down with the detachable shower head.

Perfect stay! This hotel is so well located - literally 5 min from the bus station and night bazaar. It’s also clean, comfortable, and the people are super sweet. There’s free drinking water downstairs as well as some small snacks. They provide cereal and toast for free in the mornings but you’ll probably have to purchase a full breakfast elsewhere. We had no complaints and wouldn’t change a thing. And the cats were cute :)
