The room was large and relaxing with a kitchen. There was a bathtub and a bidet. When I requested a quieter room, they arranged a room for me on the opposite side of the building from the factory. They were also very kind to allow us to check out late until 15:00. When I stayed at the hotel before, I was traumatized by a dead cockroach in the restaurant. This time there were no dead cockroaches in the restaurant, but they were dead at the entrance of the restaurant. When I told the staff, they just laughed and kicked the dead cockroach out the lobby door. They kicked it to our side and I ran away. I asked the other staff to take care of it. I think it is my fault for not liking cockroaches in the first place, but I don't think cockroaches should be in any hotel where people can see them. Also, the restaurant smelled of sewage and made me feel sick. Breakfast was out of bread and some other items on the menu, and some guests left angry because the staff did not replenish the items when they asked. Overall, the appearance, rooms, and staff were good. I just wish they would raise their awareness of cleanliness.

Really really dirty rooms and horrible bed. We were so unhappy with our room that we requested to change it. Staff was very understanding and kind and I really appreciated the attempt to fix the situation. However the 7+ rooms that we went to was somehow dirtier than the next which was shocking to me because I didn’t even have to look for it.

Normal hotel 🏨. Yes, it’s not new, and the Wi-Fi is not very good, but the location is excellent. Everything is within walking distance. Excellent breakfasts, 🍳 this is our 10th time in Bangkok, we are constantly changing hotels, this area and the hotel are quite price/quality/location. 🤝50 meters to 7/11100 meters to Starbucks70 meters to the massage (5 massage solons to choose from)290 meters to sky bar500 meters to the BTS station and a large shopping center.We had an excellent room, 3* is normal for the money, large hotel, large parking, convenient location. We'll be back again 🤙🏾

The receptionist, a large man, looked a bit older and spoke badly. We informed him of late checkout.But behave in a frantic, dissatisfied manner, insulting customers. Have stayed here 4-5 times before, and have just encountered service like this. Should improve.

Rude staff, dirty rooms, and poor housekeepingIt’s a budget hotel but there are many others that are much better. So many problems with this hotel, the only good part is location in Phrom Pong. The front lobby staff are unfriendly and routinely will gossip about all the guests in Thai. The manager might be Japanese, but doesn’t seem to help the service standard.Rooms are dirty and have many fruit flies and occasional mosquitos. Sink water is cloudy and dirty. Bathtub leaks water.Housekeeping would do a great job making the bed. But don’t expect any vacuuming or cleaning of the room outside of that.Gym equipment old and in a red of repair. Treadmills cannot go faster than a walk. Washing machines work, dryers will just eat your money.The door staff though are great. They will help with your bags, store your bags if needed, and assist with taxis or anywhere you need to go.

Be careful when using the stove. Since it is a residence, if all 3 ports are used, the breaker will trip. It is necessary to limit the number of outlets to two or turn off the air conditioner.

It's convenient because it's close to Emporium and Fuji Super, so you can get Japanese ingredients. Convenient access from the airport with the opening of new transportation.

The location is convenient, about 5 to 6 minutes walk from Phrom Phong Station, with a convenience store next door. The hotel is aging and the rooms, especially the water area, feel old. The room smells like mold, the floor is moldy, there are holes in the bathroom wall for some reason, and it feels old because it hasn't been well maintained. The WiFi is also weak, making it inconvenient for work. Since it's THB2,000, there seem to be plenty of other options.

We have stayed at Hope Land on soi 24 and soi 8. We preferred soi 8. Both are OK.

I gave it 4 stars because① When the bathtub was filled with too much water, the water leaked and the floor was soaked.② There were no tissues in the room, so I had to use toilet paper instead.The rating was lowered because of this.However, the room was equipped with a kitchen, microwave, pots, pots, frying pans, dishes, and cutlery, so there was no inconvenience for a late-night dinner party. The room is also quite spacious.Breakfast buffet: Personally, the Yakult, cup yogurt, and cake were delicious. The side dishes seemed to be seasoned to appeal to Japanese people. I was able to eat until I was full every time.
