Luxurious, spacious villa, breathtaking view of the rice fields, huge private swimming pool, bathroom with shower and bathtub, very tasteful. Possibility of sleeping 4 in a double bed lol. Beautiful high ceilings. No noise at night, taxis pick you up at the door of the villa. There is a drinking water fountain in the accommodation, coffee maker, toaster, kettle, large fridge. 3 bedrooms and a huge living space with table chair armchair deckchair swimming pool and panoramic view.It's not super clean.We quickly observe a gap between local life and its villas designed for mass tourism.

Positive Aspect:1. The view outside during the day is quite nice.Negative Aspects:1. Location:The villa is located at the far end of the resort, with a poor surrounding environment.It is surrounded by construction sites with local workers walking around.At night, there are no streetlights, making it dark and unsafe.2. Safety Issues:The villa resort is not enclosed and is fully open, allowing anyone to enter.The living room is an open space, allowing anyone to walk into the living room.3. Hygiene:There are various stains on the floor.Various geckos and insects enter when the lights are turned on at night.4. Noise Issues:There is noise starting from as early as 8 a.m.5. Inconvenient Transportation:Taxis can only drop off at the security booth, requiring a walk to the villa.The access road is in poor condition, causing vehicles to jolt.6. Service Issues:The villa management and service are poor, with no response when contacted in advance.The check-in and check-out processes are unclear.The butler's answers to questions are evasive.7. Surrounding Environment:It is next to farmland and villages, which may lead to farmers entering.8. Construction Issues:The living room faces the farmland and is fully open without glass.9. Other Issues:People may walk around the pool area at will.

Found it dirty, beautiful lay out , but the cleaning isn't up to scratch, stained covers on settee, grime round sinks in kitchen. First night found the biggest cockroach in the bathroom but because it's open this is bound to happen! There is absolutely no sun round the pool it's shaded at all times , this is villa 5.

What an extremely bad experience.There was mold all over the rugs in the rooms. The master room close to the pool had mold in the wall as well and the smell of mold was horrible. The sheets were dirty with stains. The whole villa was dirty. Stains on the sofa. Termites everywhere and bugs in the fridge. Black mold spots different places.No service and no one toke responsibility of anything. They didn’t care about the mold just said they could spray with perfume. Just saying the owner was from a nother country and they could not get hold of him and they could not decide anything.We had to leave as the kids have mold allergies and the staff didn’t care. No refund as this is their policy.It is also possible for strangers to gain access to the villa as there are not security or reception. It is possible to crawl over the walls to the bath room from the road.They also have construction going on in one end of the villas but we couldn’t hear it from they Villa we where presented with.Don’t book this place. It is the worst we have ever experienced and we have traveled the world.DO NOT BOOK THIS PLACE and don’t let the pictures fool you as they fooled us.

Positive things that i liked about this villa were the rooms were very comfy , bathrooms were nice infinity pool was so nice and big !! Beautiful place !!- the door fell off the hinges when my child opened the door.- the pool lights didn’t work at night- mosquitoes everywhere !!- outdoor lounge and kitchen weren’t practical . If you leave a light on outside it would attract every insect known to man kind which meant my family had to switch any light in the middle bit off to prevent being swarmed by mosquitoes

They were not clear in their dealings, not to mention disrespectful to the customer. They suddenly called me and said, “You have a Shik aot and I am overbooking,” and they took our things out of the room because it was late and it was crowded to come back. We can’t wait.

I paid for 3 nights and stayed for 2 nights and they won’t refund for the third night as promised! And I didn’t like the open living room, because it was very loud, you could hear everything and people can look into your pool area. Insects always come at night while the light is on, so I had to spend most of my time in the bedroom. Moreover the furniture were dirty and the rice fields weren’t beautiful like on their airbnb pictures. I do not recommend this accommodation at all!

My friend and I were looking forward to staying at villa 6 from 6/7-6/12. As we checked in on 6/7 ~4:30pm and did a full thorough walk through. We noticed multiple sanitary issues that forced us to check out a few hours after our check in.Starting with the living room, the Villa furniture and aesthetics matches what is advertised. However, what was unexpected was how dirty the place was; the living room couch had multiple dirt stains (It looks like it was never washed), and same goes for the dining room chairs. We also voiced over that the floors were dirty but property manager said it was a deficit which is not a huge deal since its floors at the end of the day.Then, moving into the bedroom, there were DRY BLOOD STAINS on the duvet cover and pillow cases. The pillow cases also had other stains displayed that's unknown.After noticing all the sanitary issues, we reached out to property manager (Komy - Ayu Putri) right away and voiced over our concerns, first thing she said was "NO REFUND" and offered to show us villa 1. We did check out villa 1, but the conditions were fairly similar but without the dry blood stains. After this, Komy left the property without saying a word and did not communicate next steps. We gave it some time in case she was going to come back and we ended up leaving the property at 7:30pm as we felt extremely uncomfortable of continuing to stay there, as all the issues were unaddressed.In all, my friend and I have travelled all around the world and this is the first time we've experienced something like this. The villa furniture and aesthetics matches what is advertised. However, if you're marketing the villas as a Luxury/Modern Villa, basic cleanliness should be expected. The Cleaning crew should not be blamed for this issue, property management should provide the necessary tools/supplies for cleaning crew to do their job.

I stayed at this villa recently and loved it! It was clean, well-kept, and had beautiful views. The amenities were great, and the staff was very friendly and helpful. It was a perfect, peaceful place to relax. Highly recommend staying here!

We stayed in villa 6 for 3 nights. It's a good location and with a scooter you can get into the center of ubud easily. Parking outside the property is available.I love the layout and the view. The pool was lovely and all in all I enjoyed my stay here.I loved watching the ducks in the rice field. There are loads of gekos dragonfly's etc. I loved this. And the sounds at night are unreal. Great air con in the bedroom and my tip is lift the cupboard flap up and leave open so it's cooler. The bathroom is lovely too. Big rainfall shower and little shower. Lovely bath but it didn't give a lot of hot water and it drained slowly as I sat in it even with the plug secured. There must have been a leak. Lots of creatures are in the bathroom in the plant area too. I had a frog join me in the shower 🤣When we checked out they let us leave our bags In their office and when awaiting our lift they let us sit in the office as it had air con. The staff were lovely and helpful.Negatives. We had ants in the bed and I got bitten on the first night but we reported this and straight away the host arranged pest control and left insect spray. All sheets changed and didn't have a problem after.The kitchen had a lot of ants but if you use the spray no issues. I recommend they leave a spray in each property for guests.The sofa covers were dirty and could do with a wash.All in all 4 stars
