Really brilliant value for money, right beside the river and with lovely views across to the countryside and mature trees. Well furnished rooms with clean bathrooms. The owners are friendly and welcoming although looking at other comments it seems some people have had a harder time communicating. I think that the older couple don't speak a lot of English and perhaps this can lead to some of the comments as in my experience I found the family warm, welcoming and happy to leave me to myself after checking in. Complementary coffee and tea available in the entrance area and pleasant balconies on both the upper and lower levels.

Decent room for the price. Parking available for motorcycles. Friendly owner. No in house restaurant but you can buy food from outside and consume on the premises. Overlooking the river, good ambience. Laundromat right next door. One down side is the wall is thin. You can hear the next door conversation especially if they are leaving very early. Overall value for money.

Perfect location. Very friendly staff. Great views. Brand new rooms. Spotless (although a bit dusty floors due to the latest renovation). Superb price for aircon room. Quiet and comfortable. Great sleep. Fast wifi and complimentary tea&coffee. I shall be definitely back. Thanks

Nice location to wash & dry your laundry. 30 baht to wash or dry a small load. Coin change provided by staff at the guesthouse. Soap/softener for sale was 15 baht - sold together as a pair.

Cheap & cheerful, overlooking the river - approximately 500 baht/night, with air-conditioning.
Nice & friendly owners & walking distance from the centre.
No need to pay more for other nearby places.

Very rude owner with no respect for guests and their privacy. Only concerned about money, and not about running a respectable business. Terrible experience here, with the owner peeking through the room window at his guests.

Super rude owner. He came barging into our room because a friend who had grazed himself on a motorbike that day, washed his cuts off in our room. Despite us not feeling safe and feeling violated because of him peering into our room and storming in he refused to give us a refund so we could go somewhere else. He would not talk calmly to us and seemed to think we could read the sign written in Thai that apparently said "no guests in room." Made an incredible day end on a very bad note

Ok and very basic place for the night at Mae Sariang or a few days to stop for some activities. Rent start from 250 baht a day so dont demand or expect much.

We were alone in the restaurant, ordered the pasta with pulled chicken and sesame sauce. Waited 45 and the pasta weren't cooked (not even "al denté" but raw) ... So disappointed.
The breakfast was ok
