This was our favorite hotel/accomodation during our whole 2 months across Thailand. I almost don’t want to write a review in case I have trouble booking this place in the future, but obviously that is selfish and stupid. This fantastic, family run hotel deserves your business.We are a young couple that likes a bit of privacy and solitude- so we didn’t want to stay directly in town. For us, the location was perfect. We rented bicycles (from Papas Pedals) but honestly you can walk too! It’s a short 10-15 minute walk to the clocktower area which is a fantastic part of town. To the main strip of Pai its about a 20-30 minute walk. There’s a 7/11 a few minutes walk down the street and several excellent local Thai restaurants. The Moo Ka Tha place next door is great!No English at reception but seriously not a problem, I think everyone knows how to use Google translate these days.The cleaning staff are great. Absolutely no dust. I could walk around barefoot in our room no problem (normally I am super picky and sensitive, the tiniest little bit of dirt bothers me). The bathroom had hot water and good pressure.The bed was comfortable, clean, and big. A/c worked well. No true balcony but you can slide open the windows so it feels ljke a balcony. Excellent wifi.If you have food, ants will find you. But for us it wasn’t a problem. We had a little food one day and the ants came directly to the little crumb that dropped on the floor. Then in 2 hours they were completely gone.At night the area is very well lit and safe.The view from our room was beautiful. We enjoyed looking at the clouds blanketing the mountains in the mornings, the Big Buddha in the distance, cows grazing in the fields, sunsets..Originally we planned to stay for a few days, we ended up staying a week because we were so comfortable. It wasn’t a problem at all to extend our stay and we didn’t have any problem communicating.Wonderful loose leaf tea, water, hot chocolate mix, and (instant) coffee available at all times along with a little assortment of salty and sweet snacks.Highly recommend. Would absolutely return.

Tidy and clean rooms, multiple cats to pet :)View is spectacular, Mountains and nothing in the wayNo english at reception, but really Nice and worked out!Only minus: Hotel is located directly next to Main street, but when room door is closed the Noise is minimal. Price is Fine (~500-700/ Night)Correction: there were ants in our Room, they came out of the bathroom, Not as clean as Expected

The reason I gave 5 stars.Convenient parking along the main road, easy to find.People who are welcoming and hospitableThe hotel is clean from the corridors to the rooms.The room is very spacious.There is a large mirror from which you can admire the view.The mattress and pillows are soft and fragrant.The bathroom is well done. There is a dry and wet zone.The view and location may not be suitable for people who want to stay and enjoy the natural atmosphere. Because it's on the roadside You will hear the sound of passing cars.But for travelers, salesmen, or people who come to work on business, in this budget of 500 baht you will get a very comfortable hotel. And it's worth visiting next time.

Very noisy road right outside the rooms. The local people like to modify their bikes to be as noisy as possible. Beautiful views and nice rooms but you won't get much sleep

2nd time. I stayed for 4 nights in total. That being said, this is a very good value hotel. The rooms are clean, spacious and comfortable. There is no balcony, but there is a "mysterious balcony" outside the room. Breakfast was not included, but there were restaurants nearby so it wasn't a problem.
