I stayed there for two weeks and I would most likely not go there again. The positive thing about the place is that it is close to the University (CMU).The Nivas hotel is not really a hotel. The lobby is literally a parking lot and the place has no restaurant, bar or anything you would expect in a 3-star hotel. During my stay, there was also some bug problem and some rooms needed pest control. Luckily, my room was not affected, but other people changed rooms.The service and in particular payment is not on international standard. They want to have a cash deposit, which is very inconvenient when you are an international visitor and get the cash back on the last day of your travel. In addition, if you book online they want to charge you extra fees for using online payments (I rejected to do so).When it comes to service, it is also quite odd. In two weeks, I had only once room service/cleaning. When I asked for toilet paper, the wanted to sell it to me. Not really what you expect from a place that wants to be on international 3-star standard.The room is OK and has a kitchenette. However, the fridge is so loud, you have to unplug it overnight. In addition, the aircrafts from the nearby airport fly over the hotel, which is quite noisy. There is no bed/reading light, which I found not very comfortable.

Very hypocritical, don’t stay here! Apartment manager, you ask her as if you owe her money. You can find it anywhere in Chiang Mai for the same price. The bed is so hard it can make you doubt your life. This is the biggest pitfall I have ever experienced in Chiang Mai.Extremely hypocritical, definitely avoid staying there! The apartment manager makes you feel like you owe her money when you make requests. Spend the same amount in Chiang Mai and find something better. The bed is so hard it makes you question your life choices. It's the worst place I've stayed at in Chiang Mai.

The hotel is in a great location, but this is also the biggest issue for me.Close to the Uni which makes this place alive, but several times more alive than it would be good.The next thing is the noise because of the planes from the close airport.I think this all goes to this part of the town. Amazing how close nature is! But the planes and the constant noise take a toll on the nervous system.The hotel is great!The staff are great!!!

As the reviews say, it is very clean and comfortable. There is also a small kitchen, so it's great for staying with children. The swimming pool was just the right size for playing and the water temperature was great. There are many places to eat around. However, airplane noise and road noise are unavoidable.

I stayed here for a month.1. The facility is very clean. Cleaned and maintained daily. The pool is also cleaned every morning.I've never seen a single leaf on the bottom of a swimming pool.2. The interior is pretty in white tones. It didn't feel like an old accommodation, but it was cozy after staying there for a month.3. The staff are so friendly. We greeted each other every time we met, and he remembered our faces, so on the day I left my keys behind, he recognized my face and opened the door for me.4. The location is near Chiang Mai University, so it's great to take a walk near Ang Kaew Reservoir and have a cup of coffee in the morning. It's also close to the night market, so it's great for having dinner every day. The meal cost was also much cheaper than Nimmanhaemin restaurants, which was great.5. The windows face west, so the inside of the accommodation is very cool. There was a good breeze coming in and the sun didn't come directly inside, so there was no need to use the air conditioner. There was adequate sunlight only on the terrace, so it was great to dry laundry. After moving to another accommodation, I realized how cool the Nivas Hotel was. The public hallways are always lit and free of bugs.6. When I requested that twin beds be put together, they showed great care by putting two beds together the next day and even putting a topper on top. I was so touched♡♡ Thanks to you, I was able to spend time with my child in a comfortable bed. thank you7. Rooms 8-9 on the 4th floor, 5th floor and above have a view of Doi Suthep Mountain.So I think it was a good idea to stay here for a month instead of Nimmanhaemin. If you are traveling for a short period of time, I recommend Nimmanhaemin, and if you are traveling for more than a month, I recommend Nivas Hotel.The disappointing thing is that even though it was the smallest room, perhaps because it was peak season, I felt the accommodation fee was a bit expensive. And since the floor was tile, if you walked on the bare floor, you would easily step on dust and it would be inconvenient to clean. I thought it would be nice to have a shoe rack.

Good, kind reliable clarks, Receptionist who can speak english very well, clean & modern building. only little bit weakness is location, but you know, there’re thousands of Bolt & Grab vehicles in CNX. nothing of reason to pass this Accommodation
