An arrival in the room with more than 6 cockroaches scattered on the floor of the room. We didn't spend the night there.

we stayed here for 2 nights. there is a 7-eleven right across the street, many tour operators in the area and several markets within walking distance.we accidentally booked the wrong date but he refunded us one night (although this was not possible on booking.com) and even walked with us to another hostel nearby to book us a new room there, as he had no more room for us. the rooms are very basic, but still clean and for the price you can't complain. he is very welcoming and goes out of his way to make sure everything fits.we would come back again and again! :)

The room was spacious for one person, and the cleanliness was average. The toilet and shower are shared, but since they are on the roof, I was staying on the lower floor so going up and down the stairs was a pain.Also, there is a bar on the first floor that plays music until after midnight, so if you are sensitive, I think it would be better to use earplugs in the room.Amenities include shampoo and body soap, but no toothbrushes, etc., and the shower does not have hot water and the water pressure is low.However, since the price is cheap, I don't think it's too bad if you consider that you can spend the night in a private room without meals in the old town.Also, there is a refrigerator, kettle, microwave, and tableware in the common space, as well as free tea and coffee.

Really helpful and really kind staff, rooms were far more than than comfortable enough for the money, we even left our bags for a week there so we could do the mae hon son loop and there was no extra charge or issue! (Even told me the hiding spot for the key so we could collect them if he wasn’t there). Kitchen was very basic but had all we needed for the few nights. We decided to stay an extra day too and he offered us a cheaper price!

This place is really awesome with basic amenities in budgetWe booked a room with ac and attached bathroomIt has big bed ,soap, shampoo towels hair dryer and basic kitchen facilities in common area they gave us early check in coz i told them i am sick even after checking out we kept our stuff there and use bathroom and free drinking water without hesitationStaff was very helping guy and also very hardworking i really appreciate himLocation was perfect for Market night and party hopping area and so many food options outside and the best part 7eleven was just outside of the guests house

We really love this place, and even after 4 nights we didn’t want to leave! Perfect location as right between both busy night markets, very friendly owner, so clean!, a really comfy sofa in the reception if you arrive at a ridiculous hour and have to sleep until check in, 7-11 opposite, comfy beds and snuggly quilts. We didn’t hear the music but some rooms would be able to hear the live music downstairs, maybe bring ear plugs ☺️ oh, also free drinking water and coffee!Follow @lifelemonstravel for budget travel content!

The owner is very nice, the location is unbeatable, but room 1 is terrible because of the smell...it is the first time we have ever left a hotel in our life as there were no other rooms available.And be careful, we had just spent 5 months in cheap hotels.

Location is good, our room was clean and nice but the live music downstairs EVERY night means you will be unable to sleep until the music stops around 12:30am (I had ear plugs in and still could hear the music as if the band was in the room!)

If you don't like sleeping this is the spot for you. Live band plays downstairs every night until after midnight. Unbelievably loud in our room and we have ear plugs. Would not have booked had we known. Cutting our stay here a night short

Unsafe (mould all through room/AC unit), unbearable sewerage smell and the bar downstairs makes it impossible to sleep. 2 stars because we were given a refund of the remaining nights we had paid for when we said we would be checking out early.

Unfortunately we stayed here for 4 nights, originally booked 7 nights but could not stay because of the issues with room #1. We complained about the issues to the owner and they offered another room a few days later but we did not want to stay after those few days. They were good enough to give us a refund for the days we did not stay (only reason for giving 2 stars). Now we have read other reviews and it is clear the owner has made no attempt to fix any issues with this room and continues to rent it out despite knowing of all these problems.The room has a very damp smell, likely due to the black mold all through the air conditioning and ceiling!! We had headaches and congestion while staying which stopped as soon as we left.The room stinks of sewerage from the bathroom, even covering the sink and drain holes with plastic bags didn’t fix the smell. The shower drain is just a hole in the tiles with mesh taped over it, the smell is the worst after using the shower. The shower does not drain well and the whole floor fills with water when using it.On top of all these problems there is extremely loud music from the bar below every night until 12:00 - 12:30am. There is no soundproofing or door between the stairway leading to the bar, it sounded like the music was right outside our door. We were unable to sleep even with earplugs and this ruined some of our early morning day trip plans.

1. Location. It is situated in an excellent location: OLD TOWN CHIANG MAI, which is just walking distance from famous landmark nearby, like old temples, the gate, and the fascinating weekend markets! It's got a bar on the first floor but good thing the sounds can be barely heard in our room. 7 11 on the adjacent side is such a steal too.2. The room. We were given the biggest room in the guesthouse, the one with the big balcony. The bed was comfy and the AC is cold. It is spacious enough for two people.3. The owner, Mr. Samal. He is so accommodating. Speaks good English and gives you tips as to how to get around the city.4. Free water refill. The guesthouse has a common kitchen with a refrigerator, dining implements, microwave oven, tables and chairs, and of course, FREE WATER REFILL.5. Price for our 3-night stay. It was reasonable enough for a 3-night stay. The guesthouse isn't as grand as the other hotels, but good enough to have a cozy and comfortable stay.I guess the private toilet is bit a miss. It's not spacious enough for you to shower. But it's passable though. It's better than using the common toilet. I think the heater compensates this concern. All in all, it was such a lovely experience staying in this guesthouse.

Great hotel for the price, rooms is spacious and nice to chill in with lots of natural light!There is a bar under the hotel that has live music till 12 every night, it’s quite loud but didn’t bother us too much, was nice music.Kitchen area and bathrooms are nice and clean!

The room is large and spacious and clean with air conditioning and a balcony for 380 baht. The room and bedding were clean, the bed was big and comfortable, we only slept there one night but it was quiet at night. The location is central and the night market is within walking distance.In conclusion, I recommend giving the place a chance despite the reviews

The only good thing is its location and the shared bathrooms. We booked twice. In the Second, add one night at the beginning due to unforeseen events and changes with our flights. The room without a bathroom was much better than a private one with a bathroom. The latter with countless large cockroaches that came out of invented waste. This also caused water to pool and a bad smell. The solution for this was to use air freshener. There is practically never anyone at reception.
