This is the worst hotel I have ever stayed in. There was mold on the walls, cobwebs in the ceiling, dirty walls, and cockroaches in the kitchen. There was a terrible smell throughout the entire room. We fled the room after one night and demanded a refund for the remaining two nights. The hotel refused. The customer service was extremely poor, and the entire hotel, along with Booking.com who rates this hotel with 3 stars, is misleading customers. It is simply a scam from start to finish.NEVER BOOK THIS HOTEL!

A good location but the room had a lot to be desired.Having been to japan quite a lot and us staying at many different hotels, this one is one of the less nice places to stay. We slept, had a shower and then got a room downtown instead. Nothing bad happened, it was just the feeling of the place and the room.The location was great however, close enough to the eastern tempels and the gorgeous pagoda.Would recommend above a sleepless night but im sure there are better and less "this will give us bedbugs" vibes hotels nearby.

Bad room in a good location with no one to help. The location is within walking distance from Gion (guasha district), a major temple, the riverside, and a train station .. but it is a long walk (between 15 and 30 depending on the thing). …

My rating is high as the rooms are cleanSelf check inGood coffee shop around cornerLawson across RdNear bus stop to go to attractions.Yes the lift and halls are dirty but the room is spotless. The bathroom is clean and roomy the bath a bit small for tall people.Not many close eateries we used lawson across Rd and tried different Japanese microwave foods or they had some you could put straight on the stove.If anything they could improve on is the bed it’s harder than the floor.Sorry some of the photos are from another hotel I can’t delete them sorry for this. Our view was a wall out side the window

Good location, the rest grossly substandard. Was promised I could deposit my luggage at 1pm in the room, had to wait until 3 pm in a neghboring cafe as the code did not work. Hotel charges 2000 Y per hour to check in early. No receptionist. No fresh towels during four days, rudimentary cutlery. Gloomy, dangerous atmosphere, difficult to locate the basement entrance. Internet did not work as advertised but was repaired later. You are provided an emergency flashlight for evacuation purposes, however the evacuation pathway is blocked with trash making this a dangerous, likely illegal proposition. No outside light. Reception is filled with dirty linen. Would not rebook at any price!

Simple room for rent, NOT a hotel.Positives: This place is just an ordinary lodging facility in a good location (close to the bus station and Kiyomizu temple). The rooms are tiny yet satisfactory, and the amenities are in good condition. WIFI is strong, the water is hot, and the water pressure is good.Nevertheless, before you book, you should know that this is not a hotel. There is no reception or human contact and no room cleaning (room cleaning is about 4000 yen per time!) And even if you want to change the towels, it costs money—also, no laundry machines except in certain rooms. You need to take out the garbage yourself. There is no coffee or tea provided, and there is a small kitchen but not even salt, sugar, cooking oil, kitchen towel, or a pan. It is like they didn't think it through.In conclusion: it's a very basic place to stay for the night. It lacks human contact and service. It's nothing like a hotel, so don't be fooled by the name!

It could not be worse, we booked apt upper floor and we got one in lower floor with no windows!! Only artificial light, completely dark with no fresh air and no ventilation! Just like a container and nobody to complain in the complex. …

Good location however room was really dark with hardly any natural light. It felt like it was night time 24/7. Very small rooms with hardly any space to move around in. Not the best place for long stays as there is no cleaning, no space and no light etc but could be a good if you are only staying for a night or 2. No washing machine either so you will have to walk to a coin laundry 15 mins away.

Very poor hotel in great location.The hotel has no staff and you must check yourself in, not very welcoming. The beds are incredibly uncomfortable and had dirty sheets. The view out the window was of a solid brick wall.The only positive was the location, nearby many attractions. One night here is plenty. Avoid if possible.
