Avoid This Place – Nightmare ExperienceI wouldn’t even give this place one star if I could! We booked this stay through Hotels.com and paid everything in full a month in advance. After a long day exploring Nara and Uji, we arrived at the hotel at 7:50 pm with our 9-year-old son, only to find there was no receptionist or staff to assist with check-in. The only contact was via email, and they responded saying we hadn’t been given access codes because we supposedly owed some fee, attaching an unsafe link for payment.This was extremely frustrating as we had already paid in full through Hotels.com. After contacting Hotels.com, they confirmed there were no outstanding fees. Despite this, this place insisted we pay again to receive the passcode to enter the room. We reluctantly agreed, only to find the online payment link they provided didn’t work! Their "solution" was to ask us to walk 3 km to drop off cash. Seriously?! In a foreign country, with a young child, late at night—it was beyond ridiculous.We even offered to leave the money in the lockbox the next morning, but they refused to help until we paid. After hours of back-and-forth, they finally sent us the passcode to enter, but it didn’t work. We were stuck outside the hotel with no help until nearly 11 pm, exhausted and frustrated. With no other option, we had to leave and find another hotel for the night.This place is a total scam, with zero customer service or basic human decency. Do yourself a favor and avoid this place at all costs! I absolutely do not recommend staying here—as you will experience your worst nightmare coming true.

Near Tofukuji Station, you must pay the accommodation tax and fill in the guest information before checking in. The room is clean and comes with dishes, knives, spoons and other supplies. The appliances are complete and the CP value is very high. It is recommended to read the check-in precautions first. Renting an apartment may not be suitable. Everyone. The disadvantage is that you often have to wait for two trains to cross, the sound insulation is slightly poor, the air conditioner has a slight noise and the filter is dusty, and you have to throw out the garbage yourself when it is full. But because the price is affordable, it is generally acceptable.

We stayed at room 304 of Tofukuji Riverside during July 10~22, 2024. It’s Gion Festival, one of the biggest festivals, in Kyoto. And I think the value is exceed the rent.It only takes about 5-7 minutes walk to the JR & Keihan station. Only one station from JR Kyoto station. Perfect location! 10 points out of 10.The neighborhood is quiet. You can see the Kyoto Tower. 10 points.The kitchen appliances, washing machine and air conditioner are working well except the kettle. The kettle cover is already broken before we checked-in. All the facilities and furnitures are well maintained. 9.5 points/10.At the 5th day of our stay, the house keeper cleaned our room — only for surface cleaning, empty the bins, and change new towels and beddings. I hope the owner of this property could pay more attention for the cleanness of corners, such like table lights, hand washing area of toilet, telephone table… etc. 8.5 points out of 10.!!Be Aware!! This property doesn’t have front desk or any receptionist. It’s a self checking-in hotel. It’s quite troublesome for me. I prefer face to face services.!!Attention!! There is NO Elevator in this hotel. It is very inconvenient if you have big and many luggages with you. Think carefully before you book a room.

Due to the delay of the express Thunderbird, you are unable to catch the CI. After informing the front desk staff, they will send you a letter telling you how to enter the room after arriving at the hotel, and then CI the next day. The room is a standard Japanese-style apartment suite. If you want to self-cate, you may have to borrow kitchen utensils from the counter. Although it is not far from the JR Nara Line railway, the sound insulation effect is very good, so you have to pay close attention to hear the train passing by.I will consider staying here again if I come back next time!
