Overall it was good.I would like to stay again. The customer service is great, there is no check-out on the way home, and the parking lot is open 24 hours a day. However, there were some difficulties.Bath and TV.Bath: It was quite difficult to get the temperature right.TV: It depends on your preference, but it was inconvenient that it wasn't on the first floor.I think it's an inn that people either like or dislike, but I would like to use it again.

It is good that it is spacious with two floors.I want a TV on the first floor. The pillow was low and it was difficult to sleep. I think it would be better to use natural materials like buckwheat flour. The futon was made of two layers of sponge material and was too soft to sleep on.Tatami is tiring because you don't get used to sitting on it.I think it would be easier to spend time if you made it into a horigotatsu or something.

Characterful and charming accommodation! It’s about 7 mins walk to Sanjo station and easily walkable to many major sites in Kyoto. Many of the reviews mention the accommodation being “run down” but it’s clear they have been recently renovated with a tasteful design eye. It’s has a basic “kitchen” which is perfect for preparing breakfast or snacks (I wouldn’t recommend preparing a whole meal here) and it’s is a short walk to many delicious restaurants. The bathroom is a shower (not outside bathtub as some pictures and reviews mention). Beds are very comfortable and the hosts are very welcoming and friendly and speak perfect English. It’s worth noting that the check in is a few streets away from the apartment itself.

While the front desk is located at 366 Niomonjoru Kashiramachi, Shinmano, Sakyo Ward, Kyoto City, the actual place you will be staying is here (431 Fukuhonmachi, Sakyo Ward, Kyoto City, Kyoto Prefecture).During the coronavirus pandemic, group hotels can be a bit scary, but here I didn't come into contact with anyone other than the landlady, so I felt quite safe.Best of all, it is conveniently located near Sanjo Ohashi Bridge.I have stayed at various hotels so far, but I have the impression that it was a very interesting accommodation. There are several types such as Tokiwa, Shikibu, and Komachi, but I stayed at Tokiwa. The entrance is narrow and difficult to get inside, the sliding doors are full of gaps, the stairs are steep, and it's extremely cold in winter.I've never stayed in such an inn before, and it felt like someone's home in Kyoto some time ago, so it was quaint and very nice.(Don't worry, we have the basic facilities.)Even though there are no comments on accommodation sites, there are many 5-star reviews, and after staying here, I can see that they must have been crazy for foreigners.I also thought it would be a good idea to make a reservation.

It has great potential but it's kinda rundown. It could easily be fixed with a little bit of paint and a minimum of effort. I think there also needs to be washlets. But good location, quite charming and a very nice outside bath.
