Didn’t get the bad reviews here, figured some rooms might be in different condition.We stayed here 5 nights, on the 4th floor in the north wing, clean, quiet room and quite spacious for Japanese hotels.Only improvement point is the beds and pillow are quite hard which is a Japanese standard.Hotel is very well located, 5mins walking distance from Kyoto hotel.We didn’t try the breakfast but there is a 7 Eleven next door so this provided us good value breakfastWould recommend

I stayed here for a business trip. Easy access within 5 minutes walk from Kyoto Station by going down the stairs and crossing the traffic light. The area around Kyoto Station seems to be overflowing with foreign tourists. The hotel front desk, reception, and cleaning are kind and courteous, and the price is worth it. I think the employees are also trained because they have to be able to speak English. Since it's a company now, the budget allows for this, but normally it may not be allowed for business trips.The breakfast buffet in the morning is delicious, with a choice of Japanese or Western options, but it is served between 7am and 10am, but as previously announced, it gets crowded from 8am, so I recommend finishing your meal around 7pm.The sound of people breathing and snoring at night can be a bit irritating due to the customer gacha, but I think the soundproofing has been improved compared to others. There may be some parts that are intentionally designed in the specifications.At night, I could hear karaoke on the first floor, but it seemed to end around 9pm.Although I haven't been there myself, I think it's a good business hotel for sightseeing or business trips, as it has a large public bath.

Incredible price for what they provide you here. Location is only 3 min walk from Kyoto Station. The hotel is beautiful and it has a lot of amenities: hot bath and sauna, free drinks, free laundry, gym, lounge, live music etc. Would come back and stay here again and again.

Seriously! What’s NOT to love about this place?!?! First, it could not be more convenient to the rail station, but without the noise. Then, there’s the open air lobby and check-in. I’m not going to lie, I enjoyed having an actual person help me check in/out. In a service sector, many hotels have forgone this aspect: personal service. Not here, though! Then, there’s the room... call me in love!! Ours was incredibly spacious and included a balcony. Being an early riser, I enjoyed the ability to sit on the balcony to enjoy morning coffee in quiet. Furthermore, at the end of the day, we enjoyed a complimentary cocktail from said balcony. The beds were comfortable and all amenities provided (the comfy pajamas were my fave!!). Though we did not take advantage, laundering was available in the 2nd tower. The only complaint is that there was not any charging ports/electrical outlets alongside the bed. However, there were plenty in the room. If I ever come back to Kyoto (and I truly hope I do!), I will absolutely stay here again and again!

Cool hotel next to Kyoto Station in a perfect location and at a good price. Rooms with balconies organized around an open-air courtyard containing a bar/restaurant and lounge. 20 sqm is almost luxurious by local standards. Small 'onsen', small sauna and relaxation room (outside the bathing area) with massage chairs and free tea/water. Every evening there is a drink on the house. Restaurant closes rather early with last order at 9:30 p.m. Breakfast buffet is excellent, but mainly western style offerings. Staff is exceptionally friendly. Clear recommendation.
