We stayed with our family, total 5 people and this was amazing hotel, it's unforgettable experience. The staff are super nice and friendly, great location and very tasty traditional Japanese breakfast. In addition, it's super helpful that have nearby washer and dryer that you can use.

We had a lovely stay in a traditional machiya. We stayed in the Kinsho apartment which was perfect for my family of 3 as it gave us and our teenager some privacy. They arranged breakfast for us and helped us with forwarding luggage to our next hotel. We will definitely stay here again when back in Kyoto!

We rented a two story, traditional Japanese house. The house was very comfortable and had an open air soaking tub nestled in a small Zen garden, as well as modern shower and tub inside. Bottom line is, yes, we would definitely recommend this place and we would come back. Much better than a hotel room. The breakfasts that were delivered to our house and set up for us, was a feast! Fully stocked fridge was unlimited, no charge.

Stayed one night on our two week trip to Japan, easily one of the best experiences I've ever had in my life.Staff were attentive, friendly, and pointed us in the direction of where to find the local sweet treats they gave us during the tea ceremony, as well as their own personal recommendation for a local food spot.The surrounding streets have beautiful shops, and the building itself was extremely elegant.In the evening we bathed while the rain hit the leaves in the garden outside, and in the morning we had a second bath.Will 100% come back again if I ever get the opportunity!Tv had netflix and amazon prime too!

The flat is over 100 years old and it was nice to live in such an authentic Japanese style place. However, the open air bath was not hot enough and it was quite cold to sleep downstairs with futons as the windows did not have good insulation and the heating was not good enough. Overall, it’s a good experience.

This was truly a wonderful Japanese experience and one of the highlights of our trip. We did an 11 night trip to Japan and stayed in Kyoto for 2 nights and the Kyoto Machiya Fukune and it was everything we wanted and more. We felt like we got to genuinely immerse ourselves in the culture of Japanese living. We stayed with 4 adults— in theory we could’ve all slept on the western style beds but ultimately we tried out the tatami mats one night and each and did a bed swap. The tatami mats were actually extremely comfortable and I’m a fairly light sleeper. The outdoor bath was an incredible experience on a rainy evening. Everything was thought of here— from the little heater in the bathroom to the indoor/outdoor slippers. With only four townhomes tucked away off the street, it was quiet and peaceful. We were happy to stay here in the middle of our trip since they offer laundry. Keep in mind with the laundry, they are washer dryer combos and will take several hours to do a smaller load. Overall, it was worth every penny and we would love a chance to stay again in the future.

We had such a lovely time here! The hostess was extremely friendly and helped us learn how to make traditional matcha when we arrived. The indoor and outdoor baths were easy to use and so relaxing! The beds and futons were all very comfortable and there was heat and AC in all rooms. The traditional Japanese breakfast was a very cool experience and something I’m really glad we did. We highly recommend Machiya Zeniyacho!

The location is centralized near the famous Nijo Castle and nearby shopping areas making it very convenient.The machiya itself is very spacious with a private onsen bath as well as an upstairs with separate toilet, making it a great option for 4 people to stay together. We had a great time using the bath salts they provided. It was super easy to just enter a code and the door automatically locks when opening and closing it!The service was excellent, Saya (Hopefully we got her name right) was very professional and corteous when checking us in. She went over all details and answered any questions we had and afterwards we had a little tea ceremony with some fresh matcha that we frothed ourselves. She even went so far as to help us book a reservation at a dinner place for that night. Thank you so much!I also highly recommend to get the breakfast option which was served in our room every morning. The meals were always fresh and different every morning which was an awesome treat. They also have a dinner option which I'm sure is also great.This was an unforgettable stay with so many memorable moments, I highly recommend anyone to choose them.

Amazing stay, so happy to have booked with Kyoto Machiya Fukune. Directions provided made it easy to find, and it was a nice and quiet street. The option of beds or futons was wonderful. And two tubs to choose from! Staff was incredible. Checkin was easy, and the tea ceremony was lovely. Staff even helped us with luggage delivery. All in all incredibly pleased, and would recommend and stay again.

The price and service facilities are not matched. There is only a simple tea bag you would find in a cheap business hotel, and the sound of pouring hot water in the open-air bath is very noisy. The sliding door to the toilet on the second floor doesn't open at all so I can't use it, and the mysterious machine on the wall is disconnected and hanging. I don't think the staff are actually staying at the hotel. I think it's fine if you just want to enjoy the atmosphere, but I would have been more satisfied if I stayed at a cheaper business hotel.

Great place to stay over! The Machiya is really comfy and cosy, the staff is great and nice. The washing machine and dryer is literally just outside of the house, hence it is very convenient! Just that the location of Machiya might be a little bit far away from the train station. Otherwise it is a 4.9/5 stars!
