Had a booking with them for the weekend and they let me know 3 days before we were due to arrive they there were no rooms left for us and I should cancel the booking. Left us in a situation where most rooms were taken in London and had to pay considerably more for a room. If you want a reliable place to stay that wont cancel on you last minute then avoid these like the plague. We had the booking for a few months and they could have let us know much sooner.

Booked A A Thamesmead a month early in November, but only got informed less a day before checking in that there is emergency maintenance to be done and they had to cancel the booking. It was very stressful for my family because we had to scramble to find another accommodation in time (which is not cheap considering such a late booking). Upon reading other reviews, I realised that they have been doing the same to many others in the past as well. Though I can understand if there really is maintenance going on, but there's no doubt that only informing customers less than a day before checking in is highly unprofessional. There is also a sever lack of communication - I'd asked several questions days before checking in but they were all not responded to. I'd strongly recommend anybody considering staying here to first be aware of the potential risks associated with booking this place, no matter how attractive the prices may be.

Well i can't really review the place as me and my girlfriend didn't really get the chance to stay there !He sent us a shady message in the last minute telling that he CAN'T ACCOMODATE us anymore, without any good reason ! Moreover, he had the nerve to 'suggest' that WE should be the ones to cancel the BOOKING, with this ensuring that his hands are kept clean.My advice, AVOID this guy at any cost and also read all the other negative things written here.

This place is scam, it doesn’t deserve a star because my girlfriend and I never got to stay here and I don’t think anyone ever has. There are reviews on here saying is great when in reality it must be there friends or other people scamming with them trying to get whatever money they can out of people who unfortunately booked this place. Absolutely no communication from the owner about how to get in, when looking at other sites they say different things about how many rooms there are. I messaged a month before coming about payment and no response, called multiple times day of and multiple more messages and heard nothing. I went through booking.com and it took 6 hours to get through to them to finally be able to not get charged. Left us stranded and had to book a place very last minute in London on a weekend in the summer which cost us 3 times as much as what we planned. Also in a rough area of London so don’t be stuck here late at night, we were lucky to try to be there early enough in the day that we had time to book another place. It was an hour transit from central London and then another hour and a half to our next location we booked.The only half decent thing of this experience is that Booking.com will be paying for a portion of the new place I had to book.If you want to save your time, energy and money then do not book here.

The biggest problem of this stay is that this person cancels the place 12 hours before the time of travel. We were planning to travel from sheffield to london and were bound to stay for 3 days. 12 hours before our travel, the owner of the property contacts one of my friend who booked this saying they are having maintenence issue and wants us to cancel this. Ridiculous to inform us like this at the last moment . Will never suggest this place to anyone.

Now this place is openly lying about informing us about our room being no longer avaliable in advance. We called the Booking customer service that day and they confirmed that non messages been sent to us about our stay. And refund been issued ONLY because we contacted the customer service, hour after we've been told by the door of the hotel that they can't accommodate us.

Avoid this place at all cost! The place is nothing like the pictures. It could be new once upon a time, but the upkeep has gone downhill. The place is super small and toilet was dirty. Full of insects too.

A A Guest rooms is a nice place. I had a brilliant stay. Reasonable price, clean room and the staff were extremely friendly. Easy access to city centre. I would definitely recommend this over and over again. Real value for money.

Clean, good accommodation & accessible to most amenities and transportation especially the bus lines and the rail which makes it easy to get to central London.It’s quite decent for a temporary abode. Kudos to the owner for the arrangement and setup.
