Nice location close to the heart of the historical part of the city. Tram station just a few minutes walk away.But – there was no receptionist, also no cleaning service (they only come and clean your room after you leave the). There was a coffee bar (more like a coffee station) next to the reception, but it was never open. Room is nice, modern, we really liked the renovated bathroom and the shower. But overall it is cramped, dark (it is placed in the semi-basement level) and the fire alarm was a nightmare - its red bright light was flashing the whole room with an insanely strong red light every minute or two. The first night we didn't sleep, the second night we had to buy a tape and cover the bulb with many layers. Quite an operation, considering it was on the ceiling... Also the toilet flushing was ver weak and you had to push both buttons at the same time for like 15 seconds to get the deed done.Summary: The accommodation was a bit overpriced for the real value we got.

I hate writing bad reviews, but im currently in this hotel at 01.30am writing this.Edinburgh, heatwave, and me and my partner are in a small, stuffy room. Theres no aircon, no fan, and the window cant stay open. No cover on the bed and i am absolutely boiling. Its far too hot to sleep.As a Scot, i am not used to this 12°C+ weather, and while it bested me during the day, i hoped it would not be as sucessful at night. Hopefully, as its scotland, most folk wont have to worry, but i had the displeasure of feeling the full effects.Folk complain about no breakfast but theres several cafes and coffee shops along Leith Walk. Also several buses and a tram stop almost directly outside the hotel.Room was mostly clean, somewhere "cheap" to rest. Not as cheap as i wouldve liked, but its just before Royal Tattoo season.Was very quiet, a good positive.

Lot of small caffees and restaurants nearby. Good location - 30 min walk, 10 min by bus or tram from Princes str. Clean and equipped with everything for a short stay room.

DO NOT BOOK!! I booked this hotel in November 2023 for June 2024. My confirmation email did not say the dates of my stay. In January 2024, I wanted to confirm my dates before booking my next hotel. So, I went to their website. Their site is a spam site and not real. I kept being redirected to a spam furniture sale site. So, I I emailed them to confirm my dates. They responded that they canceled my booking and hadn’t charged me which was not true. I received no cancellation. They increased the price of their nightly rate by almost 4x what I had originally booked. Most other hotels have been booked in the area so now I am left without a hotel room. I only knew because I REACHED OUT TO THEM. BEWARE AND BOOK ELSEWHERE. They will cancel your booking without notice and keep the money.

Good location although the trams are not working currently. Hotel clearly undergoing extensive building works so covered in scaffolding. No lighting down the steps at night so very dangerous.  …

You have to pay for parking on weekdays, but you can park on weekends. It's a 30-minute walk to the center. The room was the same as the picture and the bathroom was clean. However, we hung the room cleaning service sign on the door handle, but the room was not cleaned and the towels were not replaced. The cleaning staff came into the room after confirming that we requested cleaning service, but it seems that they left only the sign card in the room. There are no reception staff here. We found a new towel and replaced it ourselves. Service must be improved.
