We were immediately charmed upon arriving at Kingsway Guesthouse. After a very unpleasant flight experience that made us late to arrive, tired, and unenthusiastic, we were greeted by a very warm and friendly welcome from Gary, who showed us to our comfortable room, took our breakfast order and gave us advice on navigating the neighborhood. After we settled in and had the provided tea and tasty biscuits in our room, we set out to explore the neighborhood and find a recommended pub he had on the map he’d given us. It was a peaceful neighborhood and the pub had just the type of experience we were looking for, with good food and very friendly staff. It felt so real and just a normal part of Edinburgh life. The neighborhood was also convenient for making bus connections to the Town Centre, as there were bus stops within easy walking distance.The room and en suite were not large (we had three in our party), but comfortable, very clean and adequate. We liked the high ceilings and large windows with chairs to sit and make plans or review our busy day. We absolutely loved our breakfasts in the charming dining room. Vintage music and quirky paintings always put a smile on our faces and put us in a good mood. The daily breakfast specials were exceptional, but there always lots of options for everyone, and Lizzie always made sure we had everything we needed. She also took a personal interest in what we wanted to do and gave us useful advice for navigating the city. Everything was done with attention to making people feel at home and our experience at the Kingsway Guesthouse will be one of the wonderful vacation memories we made while in Scotland.

We have been coming to Edinburgh for many years for the Fringe Festival and out of all the places we have stayed this is our favourite by far! Lizzie and Gary are very welcoming and make the place special as nothing is too much trouble for them to make sure that we have a good stay. Every morning in addition to the Scottish Breakfast there is a daily special that is always so good. Lizzie always takes time at breakfast to chat and offer ideas for things to do in the city that have been very useful. We enjoy staying here so much that when we check out we book for the following year!The location is very close to a good bus route with frequent buses into the centre, it is also not too far to walk. In the area there are many good restaurants, pubs and places to eat and Lizzie and Gary will always give recommendations if you ask.A really lovely place to stay and would highly recommend it!

Kingsway Guest House is a warm, inviting, and comfortable accommodation within easy walking distance of numerous restaurants, Old Town, Edinburgh Castle and the Royal Mile. The rooms are cozy and well appointed to make for an enjoyable stay. Breakfast was a highlight for us as Gary offered daily specials in addition to an assortment of hot and cold options. Lizzie and Gary are friendly and gracious hosts who are attentive to their guests needs.

My husband and I stayed at Kingsway Guest House in September 2024. Cozy and cute bed and breakfast that is located nearby to restaurants and local transit. Lizzie and Gary were wonderful hosts. Gary provided a delicious breakfast each day and Lizzie was so sweet and authentic. Our flight was delayed and my urgent message to them was promptly returned by Lizzie with clear instructions on how to access the house after hours.We stayed on the top floor and my only complaint was the room was a bit tight but we did have three suitcases so my bad. I did hit my head on the sloped ceiling twice but that was also my bad. The shower wa s gorgeous with natural light coming in via skylight.Breakfast was a treat every morning. My husband had the haggis every day 😋Overall we will definitely consider returning to Kingsway the next time we visit Edinburgh. Tip: Reserve your room far in advance!

We’ve loved Kingsway! Lizzie & Gary were the ultimate hosts! The rooms are clean & comfortable! The breakfasts are outstanding with new choices everyday. Gluten free options also available! It was located near a bus stop & several good restaurants close by! Just be aware rooms are accessible by stairs only.

We spent 6 nights at the Kingsway and highly recommend it to anyone visiting Edinburgh. Lizzie and Gary were very helpful providing advice on what to see as well as lists of restaurants close by including maps.The room was very comfortable , clean and well appointed plus the breakfasts were fabulous! Would not hesitate to go back!!

This beautiful guesthouse has it all! Charm, convenience, cleanliness and a delicious cooked breakfast to start your day. The city buses stop right down the street to all the sights. Owners Lizzy and Gary have thought of everything to make our stay perfect. Their suggestion for a “Sunday Roast” restaurant made our last night in Edinburgh so memorable.
