The location is good. Within walking distance of the city center and close to Haymarket for transit to the airport. The reception is open 24/7 since as we had to leave the room key with the reception when we went out. When we first arrived we were met with a strong chemical smell in the room, but we got it aired out. The bed is decent to sleep in.The bathroom had mold in it and there were not anti-slip mat in the bathtub. It's a decent enough place to stay if all you expect is a bed to sleep in close to the city center

I think it’s a great place to stay if you are only staying for a couple of days or so. It was quiet and the staff was friendly. As there is no elevator, be sure you can climb the stairs with your bags. They had a coffee machine and light snacks available in the lobby from 7-11am which was nice. The hotel also lets you leave your bags before checkin to go explore. Same thing at checkout but only until 4pm.Also, the bathroom floor and carpet in my room was very bubbly. Moved under the feet as you stepped.

A bit dated with creaky floors, quite moldy in the corners of the shower. Beware of glass partition in the shower. It is not stationary! Perhaps this is a common design in Scotland but unknown to us Canadians when leaning on it to adjust water it opened and I almost fell in!A 15 minute Uber or cab to the central tourist areas, but I knew that when I booked during the Fringe. Closer in, the hotels got VERY expensive. The staff were friendly and helpful as there isn't an elevator to get our heavy bags up and down the stairs.

Edit3 floors with no elevatorBad smell, really bad smell in one of the stairscases. Very narrow in the last staircaseHard to find room due to lack of sign and no one told us on what floor our room was at.Room number 25 on floor 3Water hardly came out of showerVery high step to get in to bathtub to take a shower. The doors to wardrobe couldn’t open fully due to bed was in the way.Tv was placed on an very strange placeMany small thing was brokenWhen cleaning was done they forgot to lock the room correctly and even if I didn’t wanted to change my towel they didNo place to hang towel in bathroom, only doorThe light did not work over the sink and mirror was put so a person of 160cm or lover would have loved it.Some personal was lovely but som the total oppositeWhen we were leaving we got the info we could have our bags in baggage room until 5pm and l asked several times to be sure. But the day we should leave that changed to 4pm and that was nothing that could be changed and had always been that…After some time we learned how to use train and bus and then find out that the location was ok.And answer to answer below:Yes since you very fully booked but you offered us another room but a much smaller room that you your self sad that you understand if we don´t want this but that was all you had.But i actually didn´t complained about no lift just want to inform others to take this in consideration. You did not inform that an alternative could be to move and get money back and no we did not ask either.Yes we had booked and stayed 4 nights and this was in a time when the town was rather fully booked as well so to find another place same days would not have been easy if you don´t pay the double.Maybe this is standard for 3 star hotel in Edinburgh but I have been around so much both in UK and rest of the world and the missing of lift is not effecting my valuation, that is just a fact that I want people to see, and as you say many miss this and so did our agency and I don´t blame you for it

Perfectly adequate place to stay in Haymarket. Convenient to train, tram, and a easy walk to city centre. Could want for a wash cloth and one wonders at the source of some hallway smells, but otherwise no complaints. LED light bulbs would make nice replacements for the compact florescents in the bath. Oh and there are lots of stairs.

We had a great, but short, stay at Eliza House before Christmas. The staff and location are great. The rooms are good too, the bed is just a bit squeaky, and the bathroom a bit leaky. But nothing bad at all. I'd definitely stay again!

Quite a large, vintage style room, clean. Bathroom was also fine. Free coffee and snacks in the morning. Having said that, the space outside smelled damp and musty. Would consider booking again due to the excellent location and decent price, provided care is taken to maintain it well.

Had a lovely stay here. Cheap and cheerful. Ended up being on the top floor which was a bit of a climb but it was clean and the staff were lovely. Loved the tartan carpet. Central to Edinburgh city centre and all the sites. A bonus was they let us leave our luggage there as we arrived early before check in and also after checking out so we were able to go around Edinburgh without carrying around our luggage.
