Nice spacious room and a good accommodation. Only thing to note there is no one on site, all the check in and check out is managed via key-drops and online contact. If you're conformable with such an arrangement its a good place to stay. Bus stop is right outside and is a quick 10 min ride to city centre. Lots of eateries up the road.

Very comfy bed but unfortunately couldn’t get the shower to a nice temperature at all. Either way too hot or too cold. Couldn’t hear the road from my room at the back of the property so it was mostly very quiet, but when guests in other rooms (or in the corridor about to leave) were talking loudly it was quite disruptive. Overall a nice room and a good location!

I have stayed there last week. First starting with the only positive thing. The location is great, there’s a bus station right in front of it and its 20 mins by walk and 10 mins by bus to the city centre.As for the stay, my bathroom was outside my room, which i found very weird. Every time i had to use the bathroom, i had to take the keys and go through the hall which i found very inconvenient and not private. The room smelled bad, the furniture is old and the room is 7m2. The bed is very small and not comfortable. I am 177 cm and i couldn’t fit properly, finally no mirror was in my room.The room was situated in the underground and there was a wall right in front of the window. There was people passing by above the window and they clearly could see me lying in the bed.I have found 2 spiders, one on a table and one fell on my head and i have also found a bug on the carpet which shows how clean the place.Finally the check in on the website is between 10:30 and 12:00, but in fact i was asked to leave the room before 10:30 and they didn’t allow me to stay till 12.Overall a terrible experience.

Spent 2 nights - the check in is easy- they use lock boxes. the entrance is very tired and smelt slightly moldy. The room was spotless clean, just old and tired, the shower pressure was low, the bottles of green stuff didn't say shampoo or body wash.. the whole place needs investment.. The sign on wall says it will only replace £50 - the key for room also unlocks front door, does it open all doors? for money paid i would not stay here again. £360 for 2 nights was way over priced...

I have no complaints. It was well located with Edinburgh's public transit and gave us an affordable place to stay without sacrificing anything. Check in was smooth, everything was clean and comfortable.

These airbnb like hotel is conveniently located. Rooms are very small, but the property is nice and quiet.Self check in and use the available storage if you arrive early.This location is served by many bus lines to the royal mile area and beyond.

The worst place in my years of history of travelling around the world. I found it in google maps and made reservation. However, when I reached the place, I was told the room is in another address. After I walked there in a heavy rain, I found the washroom was not inside the unit. Besides, it could not be locked from outside. I argued with the staff. He said this was exactly the unit I booked, they would not do anything. We quarrelled for a while, then he called the police and kicked us out. Soon after that, they posted the unit on the internet again.After I finished my trip in Britain, I asked the agent to negotiate with the hotel. Based on the response from the agent, the hotel side thought I “have already stayed at the hotel”, so they will not give back a penny. The truth is, I stayed in the room less then a minute and I didn’t move any personal item inside it.
