We had a 2 night stay at Irvine Guest House,We found the room to be to a better standard than expected. Very well situated to the local shopping center and amenities. The beds are very comfy, the room is spacious enough with a good sized built in wardrobe, wall mounted TV in-room tea and coffee facilities and a lovely warm shower. Pleasantly clean throughout. We were luckily able to check in early, many thanks to Nick for his help, as we wanted to extend our stay a few months before we arrived. This proved no issue.Will happily return.

Just had a 1 night stay in the guest house, just what we wanted , quiet area secure entrance comfy bed1 slight annoence, was the toilet=shower very all and I mean small but as I said its very slight ..Also maybee fork out on the shower gel.. but its nothing big..Would recommend it it for a 1 night stay

Lovely little place. Right in the centre of Irvine. We had a great stay. The room was lovely and the bed was comfortable. Me being a bit of an anxious person, also liked the fact that I didn't need to speak to anyone when checking in. Just put in the provides code to get in the door and your key is waiting for you in the hallway. Quick and easy. We will be back.

Ok so the guest house is on the main road, and there is parking round the back, I had already read previous reviews saying it was noisy, to be honest what do you expect when in the centre of town.Yes with the window open there were the usual idiots driving past like Stirling Moss and people going past in the early hours, but then we expected that.Before you get to the guest house you get the pass number for the front door, in the hallway there is a board with envelopes on and your surname, these have your room key in.We were in room 4 at the front, the room is excellent, well decorated and has an en-suite shower room.There is tea and coffee provided, an iron, hairdryer, wardrobe to hang your clothes and wall mounted tv. There is also details about places to eat and visit in a small folder in the room.The room is lovely the bed is comfortable, with the window shut you don't really hear anything outside,The ladies that clean the rooms and top up your tea and coffee are lovely and very helpful and kind enough to show us the other rooms, all of which were well decorated and roomy.The guest house is in a central location, the main shopping centre is a five minute walk away, and the main train station is 10 minutes walk away.We enjoyed our stay and would stay again.

The best part is the location and is good. Lots of places to eat and shop in the vicinity.Room is neat and tidy. Housekeeping did a nice job.Room size is a bit small but that was expected.Wifi internet and TV in the room is also good.There is no reception desk so you might need to contact them on the phone if you need something.
