Simply, spartan-style rooms with a shared shower. A pure harmonious environment. Not for everyone! Nomads, writers will welcome a creative environment with strong Wi-Fi. The villa is breathtaking with its pristine environment and Bangkok house design. The amazing garden brings down the daytime temperature. And everything else for your needs available nearby. Possibility to prepare food or hot drinks available fridge. Unique accommodation in the place of action brings peace and experience that are in short supply.

Old historic house in good location but no hospitality and unpleasant experience.I have been travelling for more than 2 years in Asia with several interruptions and I am not the type of person who easily complains about small issues and almost never write bad reviews but my experience in villa guesthouse was amongst the most uncomfortable I have ever made mostly due to lack of hopitality of the owner and because of several other reasons which i will describe shortly.The positive aspects are that it is located close to Khao san road in a quiet area and the small backyard is lovely. However, there are a few green spaces in tempels and parks nearby so this is not a unique quality.The rooms get heated up a lot despite of a fan (but typical for Bangkok climate) and the old matress was very uncomfortably hard even for Thai standard, comparable to a panel of wood with some fabric on top. The lights are very dim in all the rooms in the house and there were no bins provided in the shared bathrooms nor in the private room. The air in the bathrooms was smelly because there was no ventilation and no window.However the biggest problem was the lack of politeness, hospitality and respect of the owner who seems to be arrogant on the basis on the old mansion he owns and annoyed at the same time to have to share it with (wellpaying) guests.I arrived in the guesthouse and was asked to present my passport just like in all the other guest houses in Asia. As I had travelled 10 hours before with a change of several means of transportation i had only my ID card ready to show and my passport in a safe place deep within my backpack. Therefore I asked the owner whether i could go to my room first and take out the passport and then show it to him (for litterally all other guest houses and hotels this was no problem up to now). He denied my request and insisted that i should take it out now. After a discussion he finally agreed and followed me into my booked room to watch me the whole time while I pack out my personal belongings to get the passport.10 minutes after i had finally checked in he knocked on my door again to ask me whether I smoke. I replied I am a nonsmoker and he continued in a tone of a teacher lecturing a small child that i am not allowed to smoke. And "no fire in the room" - Yes, I understand, I replied. " and no candels either". I even felt forced to tell him that i dont even possess a lighter, because he told me another time not to ever use a fire in the room as if he would not trust me.I also have to mention here, that i did not see a single smoke detector alarm in the whole house which seems to be a bad joke considering it's mostly out of wood.Also the old electric installations are not really save.On the same day i left my room going to the city and without any further introduction the owner asked me in a unpolite tone "did you turn out the lights and the fan in your room?", Which I answered truthfully with yes.The last interaction I had with him was about him telling me in a teacher-like manner "no shoes are allowed in the house" when he saw my bathroom slippers. However, i was allowed to keep them on when i stated they were exclusively house shoes.I saw the owner several times in my 2 day stay there and had I not been the one to greet first, he would have said nothing.Interestingly, one time, a walk-in guest appeared in search for accomodation to inspect it and he was more friendly. I guess when he knows you have booked and made the payment deal online already, there is no need for hospitality.Summing up, I cannot recommend this place. When I had read a similar review like mine from a french couple in agoda before I booked, i thought there are always some people who are over sensitive and i was sure i would enjoy staying in a house with history, old architecture and a small backyard but its worth nothing when the caretakers have no joy in sharing their place and treat you as a barely tolerated intrudor instead of a paying customer who had to work in advance to earn the money he takes.

Old guest house, built in wood with lots of charm.Very basic comfort. Hard bed like concrete (may not suit everyone. Is it really a mattress?). Shared bathrooms with bad smells (poorly maintained toilets?)… (NB: towels provided but not soap or shampoo). Fans are not very effective in overcoming the heat of Bangkok. Almost always full, the calm of the place really depends on the kindness of the neighbors (little soundproofing).A somewhat lunar welcome with the tenants (we wonder if they are happy to welcome people into their home?).In the end, even if their price is not high (probably the cheapest in the area), the quality/price ratio is not good (signed by a couple who traveled for two months in Thailand).
