Location of the property is good. But the AC in the rooms were not working. The management refused to give another room. Since Bali is a warm place, air conditioned room is basic minimum. Moreover The bathrooms were smelling a lot. Suggest not to opt for this place if you need basic hygiene and comfort.

Ubud Heaven Sayan is a true haven of peace! The setting is incredible, with a river that separates the reception from the accommodation via a bridge, giving the impression of living in the jungle in the heart of lush nature. The value for money is excellent: each accommodation has a private swimming pool, surrounded by nature, as well as a private outdoor kitchen and a water dispenser available. The massages offered are quality and very affordable. A little far from the center, which guarantees total tranquility, but there are still shops nearby and excellent quality restaurants in the surrounding area. The only downside is that the catering area could be improved, especially for breakfast and fruit juices. An exceptional stay nonetheless!

Before our visit we noticed a few negative reviews about this hotel. We absolutely cannot understand this and are seriously wondering whether these people have psychological problems or just want to vent their frustration?🙄🤷🏻♂️The whole facility is fantastic! Of course, you should like the traditional style of the small chalets and not expect super modern villas. But everything was always absolutely clean. No trace of any animals or vermin! We didn't even have a mosquito in our room in the two weeks of our stay.The small chalets offer generous space, enough privacy and everything you need, including a kitchen with a fridge, microwave and water dispenser (hot/cold). There is also a Smart TV with Netflix, YouTube and Co, and of course air conditioning.The staff is super nice, friendly and helpful, always has a smile on their faces! The location on the outskirts of Ubud is also good. Depending on the traffic situation (which unfortunately is often terrible, as is the case from Canggu to Uluwatu), you can be in Ubud center in 10-20 minutes. Many good restaurants can be reached by scooter in just a few minutes and you also have a very good selection on foot.However, the in-house restaurant also offers something for everyone at absolutely fair prices. We found the breakfast good and sufficient (and I really don't eat little...). You can simply hand in dirty laundry at reception and have it washed and ironed back the next morning for the lowest price.The scooter is parked safely and dry under a huge carport.At night you sleep peacefully and you can also hear the cicadas of the jungle (which we found very nice and much better than the traffic in Canggu), but it's not scary at all and you feel absolutely safe.All in all, absolute recommendation.

Overall experience was good. A very good property. But a private property opposite cimara villa is a complete problematic for the guests.
Pls avoid opting for cimara villa stay.
