The accommodation is on the edge of Kwan Phayao, mountain view, sea of mist, very good atmosphere, spacious room, big bed, wide bathroom, with shampoo, shower cream, hair shower cap provided, refrigerator, TV, kettle, 3 bottles of drinking water per day in the room, and cleaning service. Towels are changed and drinking water replenished every day. Upon check-in, there is a key deposit of 200 baht in cash, which will be returned upon check-out. There is a hot water dispenser and cool air conditioning. Breakfast is a buffet with many varieties and very good taste. Smiling service staff give good recommendations. There is parking, a swimming pool, and Wi-Fi available.

The drive to the resort is a small lane, one car way, inside there are parking for 10 cars easily.Going to the villa is about 100m from reception but they have golf cart to send you. The villa not suitable for wheelchair bound. The room is beautiful though.The pool is regularly cleaned but the steps into one of the pool is spoilt, make it difficult to go in and out of pool.Breakfast is simple but nice, not alot of choice though.Tips: choose P3 or Seaview room, bring food if you get hungry at night.

Recommended for people who come for the first time and look at reviews and book through the website like us. If you want to reserve a room, reserve a single room next to the swimming pool inside the resort. We booked a double room through Agoda. The price including fees for 2 rooms totaled 1,950 baht (didn't sleep all night). Next to the room we went back and forth at 1 a.m., walking and talking loudly. The floor of the room shook all night.

It’s a pretty little resort off the beaten path but still on the lake. Grab was the best option to explore the town. The description was a bit misleading as you cannot use the main pool pictures unless you have a poolside bungalow, which was very disappointing. The room was nice but the walls are paper thin. I had a family with two young children on one side and a family with a baby on the other, so if you’re looking for somewhere quiet this is not the spot. Staff were helpful but did not speak any English other than the check in staff so it was a bit challenging.

The school is very good. It's one of the few resorts next to the Phayao lake. There's a pool, seating, and a place to walk and admire the view, right next to the lake. Most schools next to Kwan do not have areas like this.The room is a little old. There's a little dust. There was a slight problem with the water heater. The school fixed it.The price is very friendly. There are also a few shy cats.

On arrival, the lady at reception asks us for a deposit of 200 Baths, then when we take out a note for 1000, she changes her mind without giving us an explanation... Doubtful, first time we have had this.The swimming pools are simple above-ground tubulars made up. With green water, no desire to swim!The “rooms” are made of paper, everything shakes when you walk. The bathroom deserves a major renovation. Several cockroaches disturbed us and it is dilapidated...As for the bedding, it is very very hard and the sheets and pillows have various suspicious stains...Quite good breakfast, average.The lady at the reception either doesn't understand English at all, or doesn't want to understand and laughs in your face... unpleasant.Finally, the view is beautiful!We will not come back here at all. There is much better for the same price.
