The accommodation was terrible. Mold on the walls, dirt and stench everywhere. There was no hot water, the room had no windows. The photos on Booking are completely different from reality. I felt cheated. We ended up living elsewhere.

The location is great. It takes 2~3 minutes to reach Tha Phae Gate. There are plenty of other services such as motorcycle rental for 200B, bicycles for 80B, and laundry for 40B. There is also a restaurant for meals, coffee, juices, etc. However, it closes from 10:00 to 17:00. The reception opens around 9pm and closes around 5pm. please be careful. If you wish to check out early in the morning, please notify us the day before otherwise there will be no one at the reception and your deposit will not be refunded.The room was recently painted and is very clean. It's spacious enough. However, there is nothing we can do about the age of the equipment.However, whereas backpackers used to stay in narrow beds in dormitories while paying attention to their surroundings, now they can stretch out their arms and legs and sleep in a large bed without worrying about their surroundings. The price is also not that different from dormitories in the city. Sometimes there are comments asking for service comparable to a 5✩ hotel, but please consider cost performance.

The photos of the accommodation on Booking do not correspond to reality. It's a scam. The room was very old, dirty and windowless. There were stains on the walls and the smell of mold everywhere. Sheets dirty. There was no water. In the evening we had to look for other accommodation. Breathing mold is harmful. Never pay for accommodation via Booking in advance. We lost a lot of money. I contacted Booking but they didn't help. My fault for not finding reviews on Google where many people write the same thing. Booking advised me to negotiate a refund with the owner. However, when I came, she raised her voice at me and finally ran away from me. I do not recommend

Guest house very well located, close to Tae phae gate, and really accessible.The rooms are OK, don't hesitate to ask to do the cleaning and change the sheets, because it is on request.I had a room with various technical problems (broken window, no bedside lamp, leaking sink siphon, no ceiling light in the bathroom, etc.) which were generally resolved. Remember to take flip flops because in Thailand, there is no vacuum cleaner, cleaning is done with a broom.I will come back here during my next stay thanks to the very affordable price. Friendly staff.

I don't understand the 7.7 rating on Agoda because it doesn't even deserve the average!It’s cheap and well placed BUT BE CAREFUL!Too bad I can't add a photo to prove how dirty my room is.•the sheets were clearly not changed, there were blood stains and hairs everywhere.•the shower water smells strange.•and a strong bad smell woke me up during the night without me being able to understand where it was coming from.I really don't recommend this establishment!

I don't understand the negative reviews.It's worth every bath you spend in this facility, it's a family-run hotel,the rooms are large and clean, with decent and comfortable beds, hot water, towels, toilet paper and soaps, provided by the property, each room has a balcony, fan, wardrobe and desks, I got a room with a fridge, and some have air conditioning.With this price I don't think you will find anything better, I don't think even with 100 baht more you will find something better, in fact I can certainly say, given that I have seen places, that with this rate you will only find worse accommodations, or at most a bed in dormitory.And I also give 5 stars for the location, you're practically in the centre, which couldn't be more central, and you can't hear the slightest bit of traffic, nothing, just birds chirping. Maybe, as someone complained in another review, every now and then in the morning you can hear someone moving a barrier, with all that silence it's the only thing you hear for 5 seconds...🤣🤣 how ridiculous who had the dare to write this as a negative thing about the hotel..I want to see if he slept in the other hotel with the super busy road below...🤣🤣maybe you paid double and were happy with the traffic🤣🤣 stay at home..learn to travel, and to observe..before criticizing....As far as I'm concerned I can say that for me it's the best place I've been in Chiang Mai, and the family is very kind and beautiful..

I used to stay here when I went to Chiang Mai a long time ago.The owner was beautiful and kind, and the location was convenient and cheap. The massage right next door was also good, and there was always a nearby laundry to wash my clothes.

Consider the cost benefit. For the value, it was worth it, but I can't give more than one star because with very little it could have been better.The check in was with a teenager who was on a video call. He didn't even pay attention to me. He simply handed over the key. The reception is decorated. I never saw anyone there. I never saw the maid. But it exists. The hotel door is open to anyone, but this doesn't seem to be a problem, as it is a safe city. Now let's go to the rooms. The bathroom when I arrived still had pee from the previous guest in the toilet. They didn't even clean it. This is unacceptable. I just didn't stress anymore because the bathroom, like other cheap bathrooms in Thailand, has a shower that gets everything wet, so I quickly cleaned the bathroom myself. They don't collect the trash. Bed linen is not changed. Toilet paper ran out 2 days before I left, I didn't even figure out how to order more. As I say, it could be better without increasing the price, as the effort here in this hotel by the owners is zero.There is hot water. The fan is strong enough, the bed is ok. And the place, except for the parking guard next door who drags the bars at 5 am and wakes up the entire hotel, is a calm place.

Price/performance is great here and the rooms are clean. Some things seem run down and could use a repair but for the price it is completely sufficient for staying overnight. There is no lobby to stay in and the reception is only staffed upon request, but it was no problem checking in at 6:30 even though you couldn't have checked in until 10 am.

Called in here off the overnight train from BKK for Breakfast.Great coffee which the proprietor is very proud of (Espresso). Went back for a 2nd :)Granola, Yoghurt & Fresh Fruit was excellent and made to order.Will no doubt return again as Its 2 doors down from my Guesthouse!
