The place is very affordable and well located. These are basically its only advantages. It's hard not to see a cockroach in the ground floor hall, there are quite a lot of them there. The entire hotel is very old and run-down. Rooms relatively clean. Very little space to hang wet clothes or place things in the room. You can see general neglect, old dirt on the wardrobe, in the bathroom, on the fan or on the balcony. The hotel may be old, but it should be clean and tidy. It is suitable for a maximum of 2 nights only to sleep and move on. The service is really strange. There are three gentlemen sitting at the reception all day long, coughing and looking at you when you come in, not even saying hello. And the most important door to the room only locks from the inside, so when leaving, I recommend taking your most valuable things. This information is also posted on the door with a note stating that they are not responsible for thefts.

A small, authentic hotel in Chiang Mai Old TownWe wanted to extend our stay at S.K. House because we felt perfectly at ease there. Of course given the unbeatable price, you should not expect a palace, but a quiet little corner close to all the attractions of the old town of Chiang Mai, which we take great pleasure in discovering on foot from the 'hotel. The swimming pool, open until 9 p.m., is very nice, the rooms are very quiet. Great stay!

It's a lovely old gracious multi storey building with beautiful little sitting areas throughout. Theres a lovely pool outside my room, very blue & ranging in depth.The room is big, with simple wooden furniture. Space to hang clothes & shelves for bags etc. The only thing missing are some hooks or rods to hang towels & wet stuff, especially in the bathroom.Definitely recommend if you like walking around the many cafes, restaurants & shops. There are several temples close by & easy walking distance.

We stayed three nights. Great location within the city walls of Chiang Mai. Rooms were great value for money, don't expect luxury for the price but be prepared to enjoy the pool and shared terrace. AC and fan options were available, we chose the later and had a pleasant stay in June. Accomodation offers transportation (minivan) to Pai for 200 baths, they pick you up from the house. Nice experiencie in SK House

There is no AC, only a fan, so it's really hot during the day and the small rooms are like boarding houses. the feel is like an old school inn, the view is nice and has a swimming pool

This budget resort is certainly showing its age, but it has a certain charm that makes it very attractive. With the sculptures and artworks it feels almost like an arty Ubud homestay. The pool is small, but priceless during the hot season.The rooms are very basic but they do have a certain charm as well. Air conditioning works well, but there's no fridge, nor could I connect to the WiFi even only once in three days.It's not a deal-breaker, and the place is good value, but it's annoying and could easily be fixed.

No AC in my room, only one outlet. No fridge, room service only came by my room once. Nice table, people here are friendly, but it's too hot and doesn't come with any amenities. The price was only $11 a night but I've been to other hotels in thailand for that price that felt luxurious compared to this.

Simple old school hotel with pool. We left our bags at the lobby for two hours and a rat ate through the bag, through plastic bags and ate our cookies.

I've stayed here twice before. For the price you're not gonna get much better. Roms are large and cosy, even though the paint is aging. Lovely decor. Nice pool. Bar spots all around. Friendly helpful staff. I really like it

A small budget guesthouse with a swimming pool. Value for money. Rooms are clean and properly maintained. But there is no mini-bar or fridge or mini-safe or hair-dryer or electric kettle or coffee making utensils in the room.Not easy to find though as it is tucked inside a small lane. But it is within walking distance from a lot of markets, shops and eateries. Hot coffee and tea are available free near the front desk. The staff will help you book transportation to the airport.WiFi is free but slow and unstable.
