Overall, the guesthouse offered a clean, spacious and simple double room for just 16$ a night. Location was great and the staff were nice. I would recommend staying here for a cheap and simple stay.

Excellent, clean, comfortable accommodation near Tha Phae Gate and what was very impressive was the lovely staff. Everyone speaks because they are probably from the tribe but can speak English very well. We are glad you came back to stay here. 2 is still impressed as always and the service is good. Next time will go back here again.

Maybe there are hotels with better rooms in the area, but certainly not with such nice and friendly owners. The location is perfect, the surroundings are pleasant, and the rooms have everything you need. You can put laundry.

The boss, his wife, and each employee helped me understand what kindness is.I pray that you and your beautiful daughter will always be happy.It was the best accommodation. I will do my best♡The location is 1 minute away from Sunday Market Street.It's a cheap price, so if you don't expect much from the facilities, there's a convenience store market 3 minutes away, so I used it conveniently.

The rooms are spacious and clean, and the owner and staff (who seem like family) are all friendly and always smile and welcome you.The girl is very cute and friendly.If you want, they will clean it for you, but if you don't winch, they will still give you towels, water, and toilet paper.However, there are parts of the tiles on the room floor that are shaking, so be careful where you step.

Very lovely and helpful family. We payed £5 a night for this place like we normally do (5-10 quid) And when we spend that money the hotels/hostels, tend to be pretty rubbish. This hotel was one of the best rooms we’ve stayed in and it’s one of the very cheapest we’ve stayed at in 6 months. Lovely, spotless room, big bathroom with a hot powerful shower. Balcony. Comfy bed. Only issue was that the aircon made quite a loud noise. Overall, we were very happy here and would recommend this place to backpackers as it’s so cheap and near all the action too.👌

This place feels more like a hostel with private rooms. There are different room sizes. The room with a kitchen is pretty small, the kitchen lacks basic equipment for cooking and eating. The staff is kind and helpful. This place is run by a nice family who do everything to make the stay good. There's a good common place where you can eat your own food and it is comfortable for working as well. The internet is good. The hot water problem other reviews mentioned is a bit better, but not fully solved. In the evening, the hot water is unstable. Sometimes it's too hot, sometimes cold. Our overall experience was okay. The place is in the old town, close to everything important, but in a quiet street. The prices are good. We can recommend it if the price matters and you're fine with minor issues and would like to stay in a quaint place.

Location is so good(Lanna Square Night Market, Thapae Gate nearby)There are several good massage shops around.It was convenient to have a kitchen, large refrigerator, and microwave in the room.Both the room and bathroom are spacious and have tables and chairs.There are also tables and chairs on the small terrace.bedding comfortableBed cushions are comfortable tooStaff are friendly, no problem communicating with English.but!!The smell from the bathroom drain was too strong.I barely fell asleep even with the mask on.T^TFeels like sleeping with a skate on your noseIt was a little better when I filled a bag with water and placed it on top of the drain trap, but it wasn't a solution...The bathroom door is awning-style, so the smell is bound to come out even when the door is closed.Really good location and cheap...I can't go again.If you have rhinitis or a stuffy nose, you probably won't smell.The group said it was okay. I can't believe it, but...My companion usually has a hard time smelling things. --.--);;;;
