This is good quality for very budget travel. The rooms are simple but comfortable with good air conditioning. There is a toilet, shower and sinks on every floor. The host was welcoming and helpful with lunch recommendations. The location is good, amongst lots of tourist spots. There are lots of stairs and beds are traditional Japanese futons on the floor so not good for someone with mobility issues. There was a little break down in communication but didn't seem to be the host's fault that we weren't getting emails.

I stayed there 1 night. It was the cheapest in town that night and suited my schedule for Gion and Kyomizudera. There's only 1 shower, 1 toilet, 1 sink. Please don't complain if I rate it 3/5 stars. Dorm room was like in the basement, I think that's why people felt it so dump. Staffs were nice and friendly. There are free coffee and a lot of stuffs in common room. You can even cook. Yes the common area would be too small if you are a group of always wanting to occupy everything (trust me I met them). But if you can share, it's totally fine. For people who don't care about sleeping bed and amenities, I recommend. For those who prefer a not at all dumpy feeling, maybe pay a little more for somewhere else.

The location is excellent, the rooms are clean and the staff is very kind. Christopher (the guy at the reception) speaks 8 languages including Italian and therefore was able to give us a lot of information about the city as well as helping us a lot in understanding how to book bus tickets to Tokyo. The guesthouse has everything you could need, it also offers a kitchen. We felt at home.We had a great time and can't wait to return.

Cleanliness wasn't quite up to par. The sink and shower room were really dirty, and the bath towel and duvet cover sets seemed quite old. 5star reviews are not true.
