When I looked on the website, it said there was a smoking area, but it was actually completely non-smoking!I have no choice but to smoke on the first floor of a nearby hotel or at a shop in Gion!The room itself was clean, but the open-air bath was overflowing with hot water at first, and there were dead insects and other things inside!The hotel staff at the reception had great customer service!

I spent 5 nights here, and it was one of my favorite stays ever anywhere in the world. The townhouse was nicely renovated, and much more spacious and modern than I had expected from the pictures. There were 3 main tatami rooms, each with its own ductless AC unit that kept the entire house cool in the summer. Everything worked great, and the hotel management provides a lot of bath amenities and towels, plus kitchen items. They also provided one free housekeeping service during our stay that replenished towels, made the beds, and took out the trash. The pot bath was a huge hit with the kids, and the washer/dryer combo was a huge hit with the parents! :)Location is unbeatable for sightseeing and meals. 3 train lines are within 10 minutes walk, and it was just as easy to walk to the central shopping district. While the entrance is off a tiny alleyway, which provided great privacy, the bedroom windows to face a busy street over a parking lot, which meant some street noise. That was the only downside.If you are going to Kyoto with family (2A+3C max), this is so so much better than a hotel.
