We loved it. A few minutes walk from Kyoto Station, in a quiet and peaceful neighborhood, near a family Mart and a street with excellent restaurants of all kinds.Larger than average rooms, comfortable bed, inside the room the toilet room is separated from the shower room. Excellent value for money. Very attentive to compliance with numerous rules, therefore it is full of warning signs for check-in, waste management and emergency management.

The location is a 25+ min bus ride to most of the tourist spots. No room cleaning until you leave and trash has to be sorted/taken care of by you until you leave. Still worth it for the free laundry machine in the room. The kitchen can be a plus for others as well. The front desk was super helpful. Overall an average stay, would get something closer next time.

Not far from kyoto station, big supermarkets and some temples. Some rooms have small kitchens which can be usefull.The cleaning wasn't done at all.The rooms smell humidity and you have to keep a noisy fan on all the time in the bathroom to avoid bad smell.Chekout is little bit too early at 10AM.

The room is fully equipped, large and contains many useful facilities such as a private washing machine in the room which was very convenient. Plus clean.The disadvantage for him was also the location, not close to the city center and relatively requiring a long bus ride to get to the city center.In addition, it was our business that interfered with the garbage - there are 2 small bins in the room and we were required to sort the garbage we throw away, empty and wash the plastic bowls and separate the food from them into the other bin in the room.Beyond that, we had to sort all our garbage into several central bins by category, which made us start rummaging through our personal bin and scattering among the bins scattered around the hotel. The regulations say that if we don't do this and they will be forced to sort after us, we will be charged 3,000 yen. It created a lot of hassle for us that we didn't know about before we closed the hotel.

1. Not suitable for a short trip of 1-2 weeks. It is a lot of inconvenience. You have to walk a block to the nearest convenience store.2In fact, it is not close to the station. The room is very narrow and does not match the photos. Although there is a difference between the photos and the actual situation of most hotels, the difference in this one is so big that I cannot accept it.3 As soon as you enter the room, it is easy to find hair on the bed, and there are also hairs in other places. There is no service, and you have to deal with the garbage during your stay.4 Before check-in, he sent 7 text messages to my mobile phone within 16 minutes to urge me to complete the formalities, but it was not at the check-in time required by the hotel (maybe he suddenly wanted to leave work early!!?). When checking in, the receptionist gave a long speech and locked the room door. There was only one button, and there was nothing to say. The receptionist read out almost the entire instructions, and the same was true for the hotel door. She spoke at length again,5. It is not environmentally friendly. You have to use a lot of plastic bags to sort the garbage (in your room) after staying for several days. If there is only a small amount of one of them, you have to use up one bag, because you have to change it to a new one when you check out. Plastic bags are also classified as shared spaces in other hotels, but guests can fall into the same plastic bag without causing unnecessary waste.6The price tag alone is very low, but when calculated in terms of space, location, equipment, service support... everything is actually not cheaper than other hotels.7. I put the key card on the shelf inside the room door when I checked out, but there should be no surveillance in the room. It is difficult to prove that I have returned the key card. What if the staff loses it and refuses to acknowledge it and chases my money? How can I prove it?After seeing the hotel’s clever reply:1)&2) The hotel provides estimated times, not actual walking times, unless all intersections must have green lights every time you pass through.3) Some youth hostels have one room with multiple beds, bathrooms and other shared spaces. They are self-catering and the price is relatively low. However, some youth hostels also provide private rooms for 2 people or single private rooms. The prices are different and the services are different. As for this hotel, The price charged is not a low price [for a room with multiple beds, bathrooms and other spaces shared]. Comparing the prices of independent rooms in hotels I have stayed in in Japan, only this one requires the passengers to dispose of the garbage themselves. And other hotels provide related services. (I don't define whether this is right or wrong), this just describes the difference in services provided by different hotels for the same category of rooms.4) The hotel provided that the check-in time is after 4 pm, but the message was sent around 3 pm. Although it was not much earlier, the message was too much. The hotel's response only mentioned that check-in is until 21:00, which was intended to mislead. Other people who read reviews thought I had not arrived very late.5) Garbage sorting was also implemented during my stay in Europe. In fact, it is also available all over the world, not just in Kyoto. I clearly pointed out in the message [The method of this hotel will cause more waste and consume more plastic bags than other hotels.] If The museum has a sense of responsibility for the environment and should think carefully about reducing these wastes and classifying them more effectively.7) The hotel’s reply: We do not charge for lost card keys, except in the case of intentional loss.How can the hotel judge whether a guest's card key loss is intentional or not?

It was comfortable and the utilities provided made it way too fine. there was a full available kitchen with all the utensils and electronics. we are vegetarians and that allowed us to comfortably cook for ourselves.The beds were comfy.checkout timing [10am] is stressful as its very tiring after long day of walking around in kyoto.

Great location, very clean rooms, a lot of house rules and fully self service besides the check-in. The booking went very smooth with numerous reminders about the opening times for check-in, which went equally well. We got introduced to the house manual, even describing the use of the fire extinguisher. Generally nothing you don't expect, a focus on garbage disposal but otherwise fine. The room was sizable with a lot of double functions such as the fold in bed or the fold out coffee table. The matress was a little hard for my taste. Great choice when visiting Kyoto, a wonderful experience!
