Simple, safe, OK place in a good location to discover Kyoto. If you got used to the futon beds and tatami, you can even call it convenient. They changes the towels every day, and the aircon was a beast.Pretty spartan place as regards to furniture, so packing your stuff might be challenging. We have spent 6 nights there, 4 people, we managed it somehow.

Location near the station, but in a bad area for walking or dinner. In the entrance hall there is a lot of junk and accumulation of materials of all kinds. Obnoxious, unsympathetic, absent and never courteous manager.

Travelled as a teacher with a school group. The location is great, just a few minute's walk from Kyoto station, with plenty of restaurants and shops around. The rooms are very clean and comfortable. Breakfast was great, with something different every day. The owner/host was wonderful. Very patient with the kids, looked after us tired old teachers very well, and was very helpful.

The whole experience was just spectacular. Was on a trip with about 35 people and the host was so nice. He gave us ice cream on our first night as a welcome gift and accommodated our every need. I don't think I've ever slept with such comfortable blankets either. I highly recommend.

Barely walkable distance from Kyoto Station. There was always a CLOSED sign on the door, and at first I wondered if it was really here. I was confused.It seems to be run by a couple, and when I came to drop off my luggage around 5pm, there was no one at the front desk.It was originally a 1K apartment that had been renovated, so the room was new and clean, and the bathroom was especially clean. It feels like a typical rental bath.There were no pajamas (paid rentals available) and there were few amenities, but I was really happy with the body sponge.Since it's an apartment, I'm naturally concerned about the noise from the surrounding rooms. The footsteps from upstairs were quite loud.The futon was beautiful, but the futon was too thin and there was no mattress. My body was so excited in the morning.Unlike the photos, the common space was in disrepair with things scattered around, making me feel like I was back at my grandparents' house. The owner was also kind, so that was a good thing.I thought it was the best place to just wash and sleep because it was cheap and clean.
