Quite a bad accommodation experience. The rules regarding check-in time and accommodation are very strict. They will constantly write letters to guests and repeat the precautions. Furthermore, the self-service check-in machine is not easy to operate. The employee who answers the phone speaks with a strange English accent. , the guests would be unhappy if they didn’t understand, the service attitude was extremely poor and quite rude, and in the end they even hung up on the guests! ! Apart from the big room, there are no advantages. This hotel is the worst experience I had while traveling in Japan.

1. There is no staff at the front desk because the policy has changed to an unmanned hotel. You have to contact them on line. However, processing is quick.2. The 10th floor is located right above the rooftop, so it is a bit hot in the middle of summer with two small air conditioners.3. You will receive many emails after making a reservation. We recommend that you check them carefully. It is not easy to check-in unattended. The staff's voice is difficult to hear through the speaker. It is recommended to register in advance.4. In the past, cooking utensils were lent out for free, but it changed to 1,000 yen per day. Electric rice cookers are lent out for free. Basic kitchen utensils include spoons, 10 plates, and 8 cups. I needed a pot, so I bought it at Daiso.

I think the room is very well equipped and has the minimum necessary items. I think the cost performance is very good if you check and use the facilities and equipment provided. I will use it again next time if I have a chance.

Before the trip, you will receive a notice from the hotel informing you of the time and method of check-in. The self-service check-in process went smoothly.The room was very clean and spacious. All necessary supplies are also available.The parking space was full so we parked in a nearby parking space. The fee is cheap and it’s about a minute’s walk away.Be especially careful if you bring children with you. During our stay on July 23-24, the child opened two drawers of the TV cabinet. Because the TV cabinet was very light and was not fixed on the wall, and the TV was not fixed properly, the TV above and the TV cabinet directly fell over and fell on the three-year-old child. The TV was broken but luckily the child was not injured. We will contact the hotel immediately to inform them of the problem. The TV was manufactured in 2019. We were asked to pay the price of a new TV (over 40,000 yen). The hotel service staff responded quickly and came over several times to help. Replies are also immediate. I will stay here again next time I have the chance.

The building and room itself is nice.However, this hotel is used by many foreigners, some who don't have the same personal hygiene standards of the local population and our room as well as the elevator SMELL HORRIBLE!The elevator smells like a sewer, post-game locker room, and a smelly bus combined. Truly gag-worthy for my family and I every time we used it. I opted for 9 flights of stairs over that fetid chamber whenever I wasn't carrying anything upstairs.The room has a cheesy, sweaty, spoiled food odor that is somehow baked into the walls and every piece of fabric in this Suite. No matter how much we attempted to air out or spray deodorizer everyday, the stench would not go away and was very unpleasant especially every time walking into the unit after an outing.To the owners, please do a better job of cleaning after each tenant as well as letting tenants know in advance that they need to keep clean.As for the location, Takeshita isn't close enough to Hakata station for me to consider it "convenient", but if you don't mind a 35 minute walk or a crowded bus ride, it's not too bad.The room itself is nice and has a good floor plan two bedrooms, a full kitchen, bathroom and laundry facilities - however I cannot rate it any higher due to the awful, horrific stench left behind. I'm frankly surprised if Japanese cleaning staff noticed this while cleaning and didn't think to do a better job of deodorizing and deep cleaning the noxious odors left behind by former tenants.Added note: the nearby Asahi brewery closed its biergarten. What a disappointment, as this I'd no longer a benefit of this location.

Very spacious! Clean! Convenient parking (just need to reserve in advance)! Just keep in mind their check in time is jut several hours in the afternoon. If you miss that window you can’t check in.
