I went for several years. Spacious room, very quiet, clean, maid, very polite, helpful as well as the owner. Well located hotel. All activities 50 to 400 m away. No need for a taxi.

It was the lowest price for a private room in the old town.Deposit is 200 baht.The boiler in the room is out of order.I was told that they might be able to fix it within 3 nights, but they didn't.I was sent to a shared shower with hot water.There were a lot of older Western men staying there for a long time.

Fluent English and kind service, manager lady is very professional and helpful about TM30, and for the extreme budget-friendly price ( privacy room being only slight above others' bunk-bed pricing ) the room vastly exceeded my expectations very comfy and spacey! It'll be quite difficult for anyone find a better value-for-price on any booking apps I'd say

Superb guesthouse, close to the center, the price is very low yet the room is clean and spacious, the beds comfortable!! we have a fridge in the room which is practical! I recommend if you come to visit Chiang Mai.

Its a great place to stay. Very very quiet and also clean room. The beds are super comfy, we have a doubleroom with fan, own bathroom and a small balcony.There are 2 chairs and a big table and 2 small tables, and even a wardrobe. So, the room is really big! There is also a huge fridge, but we dont use it.The owners are a super friendly family!The location is super practical, close to many restaurants and bars, shops, sunday market etc.We are more then happy with our room for a cheap price and will come back here again when next time in chiang mai!

AVOID. Ok so the price is great - 400 baht for a room with AC right by the Gate. Buuuut, cleanliness is definitely non-existent. I had dead bugs on the floor, hair on the bathroom walls, sheets had stains, and ants crawling on the bed all night long.The AC also takes an hour to cool the room down. Save yourself the headache and pay just a bit more for better quality lodging.Edit - the receptionist/maid doesn't speak any English and there was some miscommunication. A lot of unnecessary back and forth that could've been avoided if they had enough cash on site for change.

I’ve been sleeping here for a week now and I am very pleased. The staff is so kind and helpful, the rooms are clean, the location is great for anyone who wants to be in the center of the city but away from the noise. A quiet place full of love. Highly recommend!

Dutfan was such a lovely host, there is a kitchen beneath run by her and the food is good with reasonable prices. The room was large and the bed was really big which was fantastic for the price. There was even a balcony. We were able to extend on the day twice. The other guests were lovely too, the place has a great energy. There were plenty of kids running around too, has a family-friendly vibe.

I love this very simple guesthouse. I've been coming here for over 3 years now. Located 50 m from Taphaé Gate Square, the Sunday Night Market and all amenities. The young girls on duty are very friendly and attentive to your needs. Dutfan the owner of the establishment is super nice and will help you if necessary. It has become “my home” when I stay in Chiang Mai for several months. Thank you Dutfan

Old and decaying. My very first day sink fell off the bathroom wall and broke to a thousand pieces because the bracket holding it and the cement wall were deteriorated and crumbling away. They made me pay! |I used to like Dut Fan, the owner, but not now.

... but if you need a comfortable bed, go elsewhere. Also there’s only a certain time where you can supposedly get hot water but it didn’t work for us. We ended up booking another hotel after staying there for one night.
