Good hotel, good location, close to everything. 10 minutes walk from the Sunday Night Market which is huge.Also, as a free breakfast, coffee, juices, toast with butter or jam are included in the price of the room (included).The only downside is that the receptionist doesn't give you much information about tourist activities, but right in front there is a small office that provides excellent information and good prices.The pool is very clean, spacious, open until late at night. They lend you the towel at the pool entrance. The water is perfect and warm. Of course, they wore insecticide because there is vegetation around them and many mosquitoes.

Perfect location for exploring all the old town of Chiang Mai. The staff are friendly and super helpful if you have any questions about attractions in the area. The street in which the hotel is located on is quiet and tucked away from the main streets/busyness of cars. The rooms are large and you receive free waters each day of your stay. Great location to the airport as well!

We ate at the restaurant on the main floor, out of recommendation from a local. Very small, but homey and very friendly. The food is authentic Thai and Very good!! It is all made to order, from scratch. 10/10 recommend!

There were construction works going on in front of the hotel for the whole stay. The hotel failed to inform me, in spite of sending a welcome message on the day of arrival.The second night, there was drilling outside at 1:00 am, and the hotel reception said they could do nothing about it.On arrival, they initially refused to provide a twin room, because they said it had been a last-minute booking. I had to insist several times for them to finally agree to prepare the twin room.The hotel has positive aspects, but the drilling in the middle of the night, and the passivity and lack of professionalism of their staff truly hurt the experience.

I liked this hotel for a quick stay in Chiang Mai. We stayed on the 3rd floor, no elevator, but a nice view once in the room. The pool was a nice treat after a long day walking around the city as it stays open until 9pm. Walking distance to the Sunday night market and steps from the famous Khun Kae's Juice Bar.

I liked the location, it was quiet, and the pool water was very clean. The water is not deep. 1.2 meters. The swimming pool is inside, so it's nice to quietly lie down on a sunbed and relax.Check-in is possible 24 hours a day, the staff is friendly and most can communicate in English.The room cleaning staff is always on standby and cleans from morning to daytime(?).Surprisingly, there are no mosquitoes compared to the accommodation next door. There are few mosquitoes even in the room and in the overgrown swimming pool.It seems to be well managedThe facility is old but clean and well maintained, but the towels are not white. I think it's because it's an old place. There are some companies that put it in with bleach and wash it, but I guess they don't leave it to them here.I was able to use the swimming pool satisfactorily at an affordable price during the off-season.

The price-performance ratio is great! The location is also great, many restaurants, bars, temples, night markets and co. very easy to reach on foot.The rooms were cleaned every day, fresh towels and 2 bottles of water per day are included. The room furnishings are a bit old and the light, especially in the bathroom, could be brighter.Cocktails were ok, but the many small bars near the hotel were better value for money.Absolutely fair price for a hotel. The pool is clean and refreshing.

Fantastic hotel with a fantastic swimming pool. The room was neatly cleaned every day. We also received two new bottles of water every day.Breakfast was free (quite simple) and the staff was very helpful with questions.

A cheap ok hotel - BEWARE if you like to sleep in just a little that the very chatty staff with walkie talkies on will start prepping halls with cleaning supplies very early and wake guests. Every morning before 7am we had bottles, cleaning buckets and noise outside room. They then proceed to talk over the walkie talkies, chat together and as every sound is heard if in walkway....the whole hotel is awake.Management needs to address and educate staff of acceptable practice and not waking whole hotel before 7am.The Good:Ok sized roomsPleasant outlook over pool with balconyQuiet central locationFirm but decent beds, outlets by beds, small fridgePool cool and clean after long dayVery very light breakfast for free if you pay cash for your stayThe Not So Good:Internet almost non existent on level 2, tried all other options available and those too were woeful, if you need internet find another hotel.Needs more pool lounges, people hover to take yours if left for a swim...space for moreStaff very noisy when starting day at 6am plonking down equipment outside rooms waking guestsNoise between rooms noticeableLinen & towels all need replacing, a dull shade of grey and do tend to look unwashedBathrooms a bit dated but functionalOverall you get what you pay for.

I made a reservation 2 days before the arrival date. 1 day before the arrival date my friend got sick really bad and we got stuck in another city and weren’t able to move.When I called the reception they couldn’t speak English and promised me to call me back. They didn’t.When I called them a couple of times I finaly got an English speaking receptionist but he said he couldn’t cancel the booking without my money back. We take the loss but I will never book again just because of the service.

The price-performance ratio is absolutely TOP! The location is also GREAT!The rooms were cleaned every day, fresh towels and you get two bottles of water per day. If you buy a large bottle of beer there in the evening, it costs 90 THB. Absolutely fair price for a hotel. The pool is clean and refreshing.I will definitely come again!
